The emergency overflow elevation for each water quality pond must be one foot lower than <br />the lowest adjacent grade of the building structures. <br />14. The maximum slope must not exceed one foot vertical to three feet horizontal. The <br />minimum slope on all lots must be 2.0%. <br />G3 — <br />1. The grading on lots 1- 3 east of Sapphire Street is too flat, especially considering that tree <br />protection fence prevents grading to the back property corners. These grades must be <br />revised. <br />A trail must be constructed along Variolite Street. This is shown on the plans as existing. The <br />labeling must be updated. All trails in the City of Ramsey are 10 ft. wide. Provide plans with <br />cross sections at 50 ft stations on the proposed trail. These plans were requested with the first <br />phase of The Woodlands and were not submitted. <br />Plans prepared by James R. Hill, Inc.: The remainder of the comments are on the 12 sheets <br />prepared by James R. Hill, Inc. Continuation notes must be added plan view for all sheets <br />indicating the adjacent page. <br />Cover Sheet: The area tabulation leaves 14.18 acres unaccounted for. <br />Erosion and Sediment Control Plan: We offer the following comments: <br />1. Silt fence must be added at all pond outlets and weirs. <br />2. A legend is required on each sheet showing all symbols used on that sheet. <br />3. The SWPP Sheet (C2.2) is lacking detail as required by the General Stormwater <br />Construction permit. We have attached an example and you may refer to the Minnesota <br />Pollution Control Agency website for more information. <br />Sanitary Sewer and Watermain Plans We offer the following comments: <br />1. Align plan view stationing with profile view stationing. <br />2. Break lines under labels for readability. Move leader lines off from lot lines. <br />3. The pedestrian ramps at Lot 1, Block 1 and Lot 4, Block 2 must be aligned. <br />4. There is a dark symbol on certain storm sewer structures. The color must be changed to a <br />background color. <br />5. Revise note 3 to include class 53 pipe. <br />6. Revise note 5 to read "Watertight wrap or approved equal must be installed with the casting <br />and rings of all sanitary manholes. <br />7. Add note 7. "All 6" and smaller DIP shall be Class 53. <br />8. Provide additional information for Sapphire Street sanitary sewer, i.e. invert of cleanout <br />and Engineer to verify invert in EX MH 5. <br />9. Services shall end 10 feet beyond the edge of sidewalk. Services on the non -sidewalk side <br />shall end at the property line. <br />
