Engineer Raatikka read his report regarding this plat. <br /> <br />Motion by Ben Deemer, seconded by Kathy Schneider to recommend to the <br />City Council that the preliminary plat of Roland Looyen be approved subject <br />to number 2 and 3 of the City Engineer's report and that number 4 be granted <br />variances and also compliance with number 5. <br /> <br />Engineer Raatikka's Report: <br /> <br />2. The preliminary plat did not show contours as required by Section 170.037B h. <br /> <br />The preliminary plat did not include profiles of existing and proposed <br />centerline grades of streets. Mr. Looyen was to dedicate Garnet Street <br />to the City and therefore, it is our understanding that the City will <br />not require construction of Garnet Street at this time and no profiles <br />will be required. <br /> <br />Variance to Article 170.038H of the City Code. <br /> <br />5. Payment of cash parkland dedication. <br /> <br />Ben Deemer informed Mr. LooYen and his surveyor that the setback from County <br />Road No. 5 is 50 feet. <br /> <br />Motion carried. 5-0. <br /> <br />ALPACA ESTATES - PRELIMINARY PLAT APPROVAL <br /> <br />H. I. Jarnes and his surveyor, Jeff Caine were present regarding Alpaca Estates <br />plat. <br /> <br />Acting Chairman Zimmerman noted that this plat has several deficiencies that <br />need to be corrected and it is the consensus of the Commission that they would <br />go along with the plat but not until some of these items are corrected. <br /> <br />Jeff Caine stated that he hoped to get approval of the basic layout before <br />they spent any more money on construction plans. <br /> <br />Acting Chairman Zimmerman stated that the Commission approves of the layout <br />of the plat as it is presented but the other items listed in the Engineer's <br />letter must be met. <br /> <br />Review of Engineer Raatikka's report: <br /> <br />Okay <br />Ron West noted that on the north side of the commercial area the lots <br />are all one acre or larger and on the south side they are all 1¼ acres. <br />The report states that all of the commercial lots will require variances <br />for area requirements unless the zoning ordinance is changed prior to <br />final plat approval. <br /> <br /> Regular Meeting <br />Planning & Zoning Commission - 10/1/79 <br /> --~-- <br /> <br /> <br />
