In addition to the area deficiency of the lots, Lot 2, Block 6 was deficient <br />in width. He also recommends that Lot 1, Block 3 be increased in width since <br />it is a corner lot. Of the residential lots, Lots 3 & 5, Block 5, Lots 4 & 5 <br />Block 8 and Lots 5-8, Blook 9 were deficient in area. It also appears <br />Lot 1, Block 8 is deficient in width. <br /> <br />Consensus of the Commission regarding the commercial lot sizes is that one <br />acre is acceptable. <br /> <br />Regarding Armstrong Boulevard - Item 7, it does not have a tangent of 100 <br />feet in length between reverse curves as required by City Code. <br /> <br />Mr. Caine stated he feels it will be a problem to get a 100 foot tangent <br />in there. <br /> <br />The majority of the Commission members were in favor of having it straightened <br />out and still retain the two lots. <br /> <br />Mr. Caine stated that he will correct the lot width deficiencies. <br />The Commission stated that they are willing to go with variances to save <br />the original trees and noted also that this is provided for in the Critical <br />River Ordinance. <br /> <br />Regarding No. 3 of Engineer Raatikka's Report, Mr. Caine stated that he <br />would show the zoning classification of the abutting properties, the width, <br />type of surfacing and culverts within 100 feet of the plat, and sufficient <br />soil borings to establish the elevation of the water table throughout the <br />plat as required by Section 170.037B of the City Code for the next plat <br />presentation. <br /> <br />Regarding No. 5, Mr. Caine said he would show the correct square footage <br />of lots and lot dimensions to the nearest tenth of a foot as required by <br />Section 170.037C d. of the City Code. <br /> <br />No. 6, Mr. Caine will send this plat to the DNR and U.S. Army Corps of Engineers <br />to obtain the permits necessary for the runoff draining to the river. <br /> <br />No. 7, P & Z Commission recommends a variance on the angle formed by the <br />intersection of Llama Street and the street parallel to Highway 10 & 169 of <br />67°' <br /> <br />Ken Peterson arrived at 8:47 P.M. <br /> <br />Variances for length of cul de sacs at 142nd Avenue and 144th Avenue are also <br />recommended. <br /> <br />No. 9, Developer to provide letter on accesses from MN DOT. <br /> <br />No. 10, Environmental Assessment Worksheet is needed on this plat. <br /> <br />No. 11, Park land dedication: The Commission recommends that the Developer <br />donate cash in lieu of land~ <br /> <br /> Regular Meeting <br />Planning & Zoning Commission - 10/1/79 <br /> --4-- <br /> <br /> <br />
