A landscape plan shall be submitted for review and <br />approval by the City and shall include the scientific and common name of proposed trees, root stock, and diameter/caliper (note that trees shall have a <br />minimum diameter of 2.5 inches for deciduous trees or 6 feet in height for coniferous trees). <br />Bufferyard: Bufferyards are required to provide screening between differing uses. The project location is adjacent to residential <br />property zoned R-1 Residential (MUSA), which requires a bufferyard area forty (40) feet wide with an additional twenty-five <br />percent (25%) plantings within this area. A landscape plan must be prepared that includes the additional bufferyard plantings within forty (40) <br />feet of the southern property boundary. <br />Concerns: The Applicant will need to provide a cross access easement with the parcel located at 7850 Riverdale Drive NW. <br />This is required in case the two properties were to ever be owned by separate individuals, the access would need to be maintained. <br />Recommendation: Planning Staff would be supportive of the amendment to the Conditional Use Permit contingent on the <br />Site Plan being revised in accordance with this Staff Review Letter. <br />Next Steps: The Applicant should prepare a revised Site Plan and a Landscape Plan for review by City Staff prior to scheduling <br />consideration of this request by City Council. <br />
