Sidewalks and pedestrian ramps will be required on 146th Avenue, Peridot Street, and East Ramsey Parkway North. 12. Park Dedication/Trail Development: The Ramsey Town Center project is covered by the Master Development Agreement and Parks Agreement. Per those agreements, Park Dedication requirements are satisfied for Gables Terrace. 13. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was completed that anticipated the type and size of development shown on the plat. The proposed development is consistent with the traffic modeling system used as part of the AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town Center development have been agreed upon and have already begun construction. This proposed development does not generate more traffic than was anticipated. 14. Stormwater Trunk Fees: The 2008 Stormwater Trunk Fee is $425.00 per unit. This fee will need to be paid prior to the release of she final plat for ording. l 15. Sewer and Water Trunk Fees: 2008 Sewer and .t: fees are $3,228.00 per unit. Townhouse Design/1 rAchitectural Stand ' d The development is proposed to consist of all rowhouse-type units, simila to those already approved as part of Ramsey Town Center 2r'1 Addition. Ell ns of the proposed buildings, identifying exterior treatment of materials and co ors have been submitted. Staff previously recommended that some minor revisions be made to the submitted elevations, particularly in regard to the middle units; this recommendation was affirmed by the Planning Commission and the City Council at the time of preliminary plat review. Since that time, you have submitted revised elevations that show stone rather than the brick that was previously shown. The stone has been extended up further on the middle units; Staff believes this resolves the previous issue related to the building elevations. The Town Center Development Guidelines call for a minimum of 35% brick or stone, unless the design is enhanced through other details such as articulation in the roof or facade, color changes, or material changes. The elevations do not include at least 35% stone, but Staff believes that enough other details are included to satisfy this requirement.
