Revised Preliminary Plat and Preliminary Site Plan Review: Ramsey Town Center 6th Addition <br />July 3, 2007 <br />Page 3 of 5 <br />Benchmarks are called out on the plan. They must be tied to the Ramsey Town Center <br />Benchmark map prepared by Hakanson Anderson & Associates, Inc. <br />9. Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The watermain must be connected to the mains in <br />Rhinestone Street and Peridot Street in addition to connecting to the stubs from 146th <br />Avenue. The watermain stubs on each segment of 145th Place must be connected through the <br />infiltration basin. Additional valves must be added to keep the number of units impacted to a <br />minimum if the water must be shut off. The city standard is a maximum of 10-15 units with <br />out water by closing 2 valves. <br />The typical townhome sewer and water service detail must be verified with the fire <br />department and building department. The 2x2 post on the irrigation detail must be replaced <br />with a "Blue Carsonite Marker". <br />The inverts of the storm sewer entering the infiltration area must be within 1.0 ft of the <br />bottom of the basin. The upstream structure may need to be deepeneo maintain a flat slope <br />and minimize the energy of the water extering the basin. <br />Continuation references and sheet over pp must be provided s ets. These plans are <br />the basis for the city as -built re%,will be mainta'. - future reference on utility <br />connections. <br />10. There was a limited amount of trees originally located on <br />opment and the existin tree es that did exist were removed as part of <br />tion plan. <br />11 Sidewalks. The plan is sho y of internal sidewalks which will provide <br />connectivity. A sidewalk must be • ed on the west side of the infiltration basin. Sidewalks <br />are shown on the public streets as eing constructed by others. The master developer is in <br />default, the responsibility for these sidewalks needs to be defined in the development <br />agreement as part of final plat approval. <br />12. Park Dedication/Trail Development: The Ramsey Town Center project was covered by a <br />Master Development Agreement and Parks Agreement. The developer is in default on <br />obligations covered by these agreements. Staff was unable to determine the status of park <br />dedication requirements for RTC 6th Addition at the time of this letter, due to the July 4th <br />holiday. This information will be available before the Planning Commission meeting. <br />13. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of development shown on the plat. The proposed <br />development is consistent with the traffic modeling system used as part of the AUAR <br />analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br />
