Revised Preliminary Plat and Preliminary Site Plan Review: Ramsey Town Center 6th Addition <br />July 3, 2007 <br />Page 4 of 5 <br />development have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than was anticipated. <br />14. Stormwater Trunk Fees: The 2007 Stormwater Trunk Fee is $416.00 per unit. This fee <br />will need to be paid prior to the release of the final plat for recording. <br />15. Sewer and Water Trunk Fees: The 2007 Sewer and Water Trunk fees are $3,144.00 per <br />unit. These fees will need to be paid prior to the release of the final plat for recording. <br />16. Other Permits. The Developer is responsible for obtaining any and all permits required <br />from other regulatory agencies. <br />17. Townhouse Design/Architectural Standards: The development is proposed to consist of <br />all rowhouse-type units, similar to those already approvew of Ramsey Town Center 2nd <br />Addition. Elevations of the proposed buildings, identi xterior treatment of materials <br />and colors have been submitted. Staff would mak fe mor suggestions on the elevations: <br />consider adding a cantilever/bumpout on th- or units to match the end units, and <br />repeating the color pattern on the bunoui as . the end units. Off -Street Parking Requirements/Driveway he TC-4 District requires 2 off-street <br />parking spaces for each unit; eac ' 't has its own driveway and 2-car garage, thus satisfying <br />this requirement. All driveways a • t the 20-foot minimum length requirement. Parking <br />is permitted on the adjacent streets. <br />19. Landscaping: Staff comments on the landscaping plan will be available prior to the Planning <br />Commission meeting. <br />20. Ground Cover/lrrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided <br />throughout the development where sodded and landscaped areas will be established. Any <br />irrigation systems will need to be reviewed and approved by the City Engineer. <br />21. Mailbox Location: The placement of mailboxes for the townhome units should be located <br />along the private streets when possible. Location of mailboxes along public streets will need <br />to be clustered and is subject to the review and approval of the Streets Supervisor. <br />22. Address Signage: The City will be requiring an address location sign (specifying the <br />addresses contained in each building) to be placed at the entrance of all private streets. The <br />
