City Planner Anderson discussed the parking standards further noting the State requires five <br />parking stall per dealer. He then reviewed the City's parking requirements noting the City requires <br />one parking stall for every 10 automobiles displayed, three parking stalls for every overhead bay, <br />along with parking for each full-time employee. <br />Mr. Buzik explained the additional parking spaces would be used by the adjacent building (7850 <br />Riverdale Drive NW). <br />City Planner Anderson commented the two parcels would be linked together to allow the parking <br />to be shared. <br />Further discussion ensued regarding the parking needs for the two properties. <br />Mr. Buzik provided further comment on how the used car sale market was changing and that many <br />sales were occurring over the internet and therefore did not require large parking lots full of cars. <br />Commissioner VanScoy questioned how many parking stalls were needed to support Mr. Buzik's <br />business. <br />Community Development Director Gladhill asked Mr. Buzik how many new dealers would be <br />added to the building/buildings. <br />Mr. Buzik anticipated he would have 14 more dealers. <br />Community Development Director Gladhill reported this would mean Mr. Buzik would need an <br />additional 70 parking stalls, but was proposing to have an additional 170 parking stalls. <br />Commissioner Brauer believed there was a conflict between the State and local parking <br />requirements. <br />Community Development Director Gladhill asked if the State required the parking stalls to be <br />striped. <br />Mr. Buzik reported this was not a State requirement. <br />Community Development Director Gladhill stated the site may benefit by not striping the entire <br />lot. <br />Mr. Buzik explained he could stripe the guest parking and parking against the building. Then all <br />other parking spaces could remain unstriped. <br />The Commission supported this recommendation. <br />Vice Chairperson Bauer noted the written comments received from Dave Dirkman for the record. <br />Motion by Commissioner Maul, seconded by Commissioner Andrusko, to close the public hearing. <br />
