MEMORANDUM <br /> <br /> TO: <br />FROM: <br /> <br /> RE: <br /> <br />Ramsey City Planning & Zoning Commission <br /> <br />Phil D. Nereson, City Administrator <br /> <br />June 6, 1977 meeting <br /> <br />Mr· Richard Lorentzen of 17725 Baugh Street, is requesting a subdivision <br />of land. His present ~arcel has 495.07 feet of frontage on Baugh Street <br />and is 880 feet deep. His proposal would be to split the parcel exactly <br />in half which would create two parcels of 247.5 feet frontage on Baugh <br />Street and 880 feet deep. One of the parcels would contain an existing <br />structure and Mr. Lorentzen would propose to place another home on the <br />newly created lot. This represents a variance since it is a five-acre <br />parcel, however, does Mot have the required 300 foot frontage. <br /> <br />I see the decision on the City's part based on the following criteria. <br /> <br />a. the subdivision ordinance does not allow driveways and accesses onto <br /> collector streets which Baugh Street would be considered. <br /> <br />bo <br /> <br />park dedication fee. <br /> <br />the applicant should be informed that with the creation of an additional <br />lot he must still pass proper soil tests to insure safe on-site sewage <br />disposal system. (A location sketch plan is enclosed). <br /> <br />M.r. Virgil Johnson, Route #1, Oak Park, MN., has revised his sketch as viewed <br />by the Commission in its May 1977 meeting. A report from City Engineer is <br />enclosed. <br /> <br />3. Robert Rodin, 18511HanUs Road, Minnetonka, MN., requests a set-back variance <br /> for Lot 9, Block 1, Reilley Estates. Mr. Rodin is requesting a variance to <br /> allow him a 35 foot front yard set back rather than the 40 foot set back as <br /> required by the zoning Ordinance. Mr. Rodin indicates the reason for the <br /> set back is to allow his building to be set in 5 foot less than the minimum <br /> set back so as to stay ~urther away from the Oak trees in the rear and to <br /> provide additional back yard between the house and the scenic easement. The <br /> only danger I see in allowing this type of variance is that it could possibly <br /> set a presidence for future construction on lots in the area. I do not believe <br /> however, that a 35 foot ~front yard is necessarily too small. (A location <br /> sketch plan is enclosed).. <br /> <br />4. Thomas L. Dallman,15230 Hematite Street, requests a set-back variance. <br /> Mr. Dallman owns a home ~n Beaudry's Second Addition and is now proposing <br /> an addition to his home and a garage. In the R-1 zoning classification the <br /> front .yard set back is 40 feet. Mr. Dallman is requesting that his set back <br /> from his property line would be 17 feet. This represents a considerable <br /> variance from the ordinance as written and could set a presidence for set <br /> back requirements in this general area also. <br /> <br /> <br />
