TITLE
ESCROW #
DEPARTMENT:
TECHNICAL
REVIEWER:
CITY OF RAMSEY LAND USE APPLICATION
TECHNICAL REVIEW FILE
APRIL 22, PROJECT ADDRESS NORTH OF 164TH LANE,
2016
RUM RIVER ON THE GREEN
Engineering
Name: Leonard Linton
Phone: 763 433-9834
Email: llinton@ci.ramsey.mn.us
WEST OF GERMANIUM
STREET
We offer the following comments regarding the Sketch Plan and Final Plat application for Rum
River on the Green. The submittal consists of two sheets prepared by Advance Surveying and
Engineering Co. dated March 2, 2016.
Sketch Plan: We offer the following comments on this sheet:
1. Paragraphs 5 and 6 in the scope of work need to be revised to correct spelling errors.
2. This plan sheet shows trees to be removed for constructing a driveway. Silt fence must be
installed down slope of any areas to be disturbed prior to any clearing work. This must be
hand installed. Tree preservation fence must be in place to delineate trees to remain prior
to any tree removal work. The silt fence and tree preservation fence must be inspected and
approved by the City prior to any work on site.
3. Tree removal in the drainfield area shall not be done with large equipment. The drain field
area shall be protected with fencing immediately after the trees are removed. The trees on
the secondary area may remain in place until the primary drainfield no longer functions.
4. This project received a permit from the Lower Rum River Watershed Management
Organization which allows filling up to 200 square feet of wetland for constructing the
driveway. The approximate filling area shall be shown on the plan. The filling area shall
be clearly defined and the construction limits marked in the field with fencing prior to
construction of the driveway.
5. The plan requires general drafting cleanup, separating labels that are over printed, breaking
lines under labels, adding a legend of all symbols used on the sheet, adding a scale and
changing the color of lines to make the new features more prominent (ie. Making the
existing contours lighter).
6. The driveway culvert shall not be smaller than the upstream culvert. The proposed size
must be submitted to the City for approval prior to ordering.
7. City Details for silt fence, tree preservation fence and bituminous patching must be added
to the plan set.
