Chairperson Nixt ~sked if there was any wa>, to break up the parking area. <br /> <br />Mr. Voss indicated they are lalkint~ about a concept sketch plan for this thirty acres. He stated <br />they will come il~ with prelimimtry plat and site plans, and after that there will be more <br />opportunity to look at additional ust~s within the parking field. <br /> <br />Commissioner lh-auer asked if park ing would be a problem if they cut the number of spaces. He <br />wondered il' il would i~npact the developer's ability to put something in there. <br /> <br />Mr. Voss statocl it ,nay or may not. Iqc indicated they are 35 cars over the necessary ratio for the <br />grocery store, and a little more in {~thcr areas. He stated they want to maximize coverage, and <br />some will bo dep,.mdent on the final footprints of the junior anchors. He indicated as this <br />becomes clearer tht: parking field will be a default function. <br /> <br />Chairperson Nixt asked if riley have pitched this layout to any tenants. <br /> <br />Mr. Voss stated they have retained CB Richard Ellis, whom is marketing with their tenant basis, <br />and doing print ma,'kcting anti cold calling as well. <br /> <br />Chairperson Nixt ztskcd what lhe iaitial reaction has been and Mr. Voss stated it is generally <br />t'avorablc. <br /> <br />Mr. Voss noted that as far tis Su;~wood Drive, they conceded back to the plan as currently <br />designed tbr Sunwood I)rive, but s~ill feel there are some traffic control issues and aesthetics at <br />Sunwood Drive going into the Tow~ Center. He stated he understands it is a State Aid road, and <br />there arc stringent conditions, but he would like to keep open the discussion of enhancing the <br />entrance with mecti>m enhancements or other amenities. <br /> <br />Commissioner Jeffi'ey stated he beiievc's the big box locations look better on paper today. He <br />also f'cels ibc cntra~ce on Armstron[ Boulevard is more inviting. <br /> <br />Assistant (~x)mmunity Development Director Trudgeon stated they would like to have the sketch <br />plan reviewed by 'ibc City Council next Tuesday, so if there are any comments the Planning <br />Commission w;.tnts reviewed by the City Council they should be mentioned now. <br /> <br />Mr. Voss stated he would like to go on record that this is a gas amenity, not a gas station. <br /> <br />Motion by Ch~tirpc~'son Nixt, secon~led by Commissioner Jeffrey to recommend approval of the <br />revised sketch plat'~ l~or a commercial/retail portion of the Ramsey Town Center, as presented, <br />subject to tho conditions of tho Stal!:' R-~:view Letter dated April 30, 2004, and further contingent <br />on appropriate amendments to terltlS of the Town Center Zoning Ordinance to allow a gas <br />amenity as an ancillary featu re of th~, grocery retailer. <br /> <br />Motion carried. V,~ting Yes: Chat:person Nixt, Commissioners Jeffrey, Brauer and Shepherd. <br />Voting No: None.
