Assislant Con ~mtm ity Development Director Trudgeon commented the location of the gas station
is positioned very well to be somewhat hidden, but at the same time there is access to the
customers. McDonal~t indicated they are new in a concept approval stage and will be coming back to the
Council Ibr each of the areas for sii_e plan review as the plans get more detailed. He noted the
stlrfacc parking al-(~a is within _30 parking stalls of being what the City was looking for in the
process.

Councilmcmbcr Pearson comment~ d at the Task Force and Planning and Zoning meeting the
rationale for thc ga:; pumps in the a~ ca by the grocery store is that it made sense because it would
just bc gas pumt)s and there would actually be a check-out right at the door where the gas pumps
are. People will be able to get groc~:ries and gas the car up and stay in the immediate area of the
Town Center. Botl~ the Task Force artd the Planning Commission were pleased. The gas pumps
will be real low 1<o5' and will not be ~lrawing traffic iu.

Cotmcihncmbcr l<~trak asked if tl~e changing of the zoning designation from residential to
commercial ami t}~c other change-; will be in tandem with a preliminary plat, and when
architecture and bui'l~ering will be adctre~4sed.

Assistant Comnm~ity Development Director Tmdgeon replied it will all be concurrent. There will be text amendments
it] regards to tl~o ga:; component, as ,.wcll as looking at some setback issues. Everything along the
road now mccl. s linc maximum setback, xvhile previously they had not.
