12. That the Applicant i8 proposing to haul materials with 'belly dump' <br />trucks which range in length from 53 feet to 57 feet and which have hauling <br />capacities of 17-18 yards. <br /> <br />13. That the excavation for the proposed planned unit development will <br />increase traffic on County Road 56 in the vicinity of 149th Avenue N.W. <br /> <br />34. That the proposed excavation will create additional noise and vibration in <br />the area; however, this will be temporary in nature. <br /> <br />15. To maintain Class I ~oil, for building (6 feet above water table), the <br />minimum elevation should be 873.5 ASL. <br /> <br />16. That the water table elevations in the area were found to be 867.5 <br />during the fall of 1985. <br /> <br />17. That no soil borings have been made on the subject property, and water <br />table, soil classification of surface soils and stability of soils for <br />development on the subject property are assumed. <br /> <br />18. That the Department of Natural Resources has reviewed the Pineview <br />Estates, 2nd Addition Preliminary Plat and has found that: <br /> <br />a. The pond indicated at the rear of Lots 4,5,6,7,& 8 is identified as <br /> protected wetland 2-671W and the Ordinary High Water level is <br /> estimated to be 867.5. <br /> <br />b. Development of Lots 4, 5, 6, 7 & 8 will be possible without affecting <br /> wetland 2-671W; however, minnimum building elevations should take into <br /> account high water flucations of recent years which have caused <br /> basement flooding problums in the vacinity. <br /> <br />c. The drainage easement over the rear of Lots 4, 5, 6, 7 & 8 shall <br /> include everything below an elevation of 867.5. <br /> <br />d. The wetland area on Lot 10 is part of protected westland 2-728W. <br /> The ordinary high water mark of this wetland is estimated between <br /> 867.0 and 867.5. Filling of this wetland for access purposes is <br /> prohibited. <br /> <br />e. Due to the wetland area on Lot 10, suitable areas for locating a <br /> structure, sewage system and well is severly limited. <br /> <br />f. A drainage easement on Lot i0 shall include everything below an <br /> elevation of 867.5. <br /> <br />19. That the City has approved similar requests for conditional use permits <br />to grade and excavate. <br /> <br />20. <br /> <br />21. <br /> <br /> <br />
