- 7 - <br />only, which use shall include parking and recreation, as <br />described in and authorized by the Governing Documents <br />and Rules and Regulations. In addition, the occupant of <br />the home shall either be the owner or manager of the <br />industrial/commercial business which is also maintained <br />on the Lot. <br />b. Each House shall be held, conveyed, encumbered, used and <br />occupied subject to all covenants, conditions, <br />restrictions, uses, limitations and obligations <br />expressed in the Governing Documents and the Rules and <br />Regulations. All such covenants and obligations are in <br />furtherance of a plan for the preservation and enjoyment <br />of the Property, and shall be deemed to run with the <br />land and be a burden and benefit to any person acquiring <br />or owning an interest in the Property, their heirs, <br />personal representatives, grantees, successors and <br />assigns. All Owners, Occupants and their guests shall <br />use their Lot in such a manner as will not unduly <br />restrict, interfere with or impede the use by other <br />Owners and Occupants of their Lots. <br />C. The keeping of any pet on the Property shall be <br />restricted according to provisions of the Association's <br />Rules and Regulations as amended by the Board of <br />Directors from time to time; provided, however, that in <br />no case may any type of fish, fowl or animal be bred, <br />kept or maintained for commercial purposes on the <br />Property. <br />d. No use shall be made of the Property which would violate <br />the then existing municipal ordinances or state or <br />federal laws, nor shall any act or use be permitted <br />which would cause an increase in insurance rates on the <br />Property or otherwise tend to cause liability or <br />unwarranted expense for the Association or any Owner. <br />e. No business, trade, occupation or profession of any <br />kind, whether carried on for profit or otherwise, shall <br />be conducted, maintained or permitted in any house. <br />This restriction, however, shall not be deemed to <br />prohibit an Owner or Occupant from maintaining his <br />personal professional library therein or keeping his <br />personal business or professional records or accounts <br />therein, or handling his personal business by telephone <br />or correspondece therefrom, or such other uses <br />incidental to the Owner or Occupants' business which do <br />not involve business activity. <br />f. No alteration or improvement, of any type, temporary or <br />permanent shall be made or caused or suffered to be made <br />by an Owner or Occupant on the exterior of any house <br />without the prior written authorization of the Board of <br />Directors, or a Design Review Committee appointed by it, <br />
