exclusive of garage. A double attached garage <br />containing a minimum of 400 square feet shall be <br />constructed with each residence. <br />q. No certificate of occupancy shall be issued for an <br />industrial/commercial building until a building permit <br />has been issued for the house to be constructed on the <br />northern portion of the lot, and the house shall be <br />completed within six months of the date the certificate <br />of occupancy is issued for industrial/commercial <br />building. <br />r. All industrial/commercial uses shall be subject to the <br />City of Ramsey site plan review process as provided by <br />said City's Zoning Ordinance. <br />S. All signs shall be uniform in shape, color and size. <br />All signs must be 18" vertical by 72" horizontal and <br />shall include the business name and street number. The <br />base of the sign shall be five (5) feet above the <br />ground. All signs shall be of wood. The Declarant <br />shall be responsible for providing a prototype of the <br />permitted sign. Owners are responsible for properly <br />maintaining their sign. Signs shall be located on the <br />common driveway easement and shall not be permitted on <br />the street right-of-way. Signs shall be located five <br />(5) feet from the public right-of-way line and within <br />five (5) feet of the common driveway right-of-way. <br />Signs may not be illuminated. <br />t. All commercial/industrial structures shall require site <br />plan review and approval by the City of Ramsey. This <br />requirement includes a site plan showing screening, <br />landscaping, access, parking, drainage, etc. <br />U. Any outside storage related to the commercial/industrial <br />activity shall be located only on the commercial/ <br />industrial portion of the lot. All outside storage <br />shall be reviewed and provided for during the site plan <br />review process and shall be screened in accordance with <br />the site plan directive. <br />V. No commercial/industrial use shall have more than ten <br />(10) employees per shift working on the lot at any one <br />time. <br />W. No parking shall be permitted on the common driveway or <br />City street. <br />X. Parking on the residential portion shall be for <br />residential uses only. Parking of vehicles related to <br />the commercial/industrial use shall be located on the <br />commercial/industrial portion of the property. <br />
