Major facilities are: <br /> <br />2 regulation size softball fields <br />1 small softball field <br />4 tennis courts <br />auto parking <br />restroom and picnic shelter <br /> <br />The merits of proceeding with this plan are that initial work efforts <br />have been undertaken on most of the facilities. Several concerns are <br />raised by this plan, however: <br /> <br />The ball field for children will be inordinately small with a <br />left foul line of approximately 130' (43 yards). The brush and <br />lowland beyond the outfield will contribute to many lost balls. <br />Further, the proximity of the small children's ball field next to <br />the access road and parking lot is also a safety concern. <br /> <br />The westerly softball field is fitted very tight to the park <br />property line and may be a source of problems between residents <br />and park users. It would be desireable to fence this outfield to <br />alleviate potential problems. <br /> <br />The tennis courts are located approximately 35' from the back of <br />the curb on 142nd or approximately 20' off the road right-of-way. <br />It would be desireable to shift these farther from the road in <br />order to provide some buffer and screening area. <br /> <br />A future restroom/picnic shelter could be developed south of the <br />tennis courts, however, the fill required to bring the facility <br />above the 100 year flood plain elevation (approx. 5') may look <br />quite artificial. Also, the proximity to 142nd may encourage <br />street parking rather than use of the parking lot. <br /> <br />Plan B <br /> <br />This plan is the plan that was submitted with Council's approval, for <br />the LAWCON application. It modified, the earlier plan by deleting the <br />small ball field and providing for restrooms/picnic shelter and tot <br />lot in that area. The tennis courts were shifted to the south <br />providing area for screening and buffer. <br /> <br />The advantages to this plan are that it alleviates a concern with an <br />undersized ball field near the parking lot, would encourage off-street <br />parking and, while fill requirements would be about the same, the fill <br />could be shaped to a more natural form. <br /> <br /> <br />
