Town Center 4th Addition - Site Plan/NAU <br />June 11,2004 <br />Page 3 o1:6 <br /> <br />Landscaping: City Code requires one (1) tree per every fifty (50).lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, be planted tl'u'oughout the site. A portion of <br />these trees should be installed along the public road frontage at no greater than thirty-five (35) feet on <br />center. City Code also requires that no less than 25% of the trees planted be deciduous and no less than <br />25% coniferous. Furthermorel City Code requires that no more than 25% of the trees planted consist of <br />ornamental trees. Parking lot landscaping is also required, one (1) tree per every ten ('10) parking <br />stalls. In addition to the tree requirements, City Code also.states that one (1) shrub per every thirty (30) <br />lineal ~eet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />Site Land, s'cc. tping <br />The total building coverage on the property is 21,584 square feet, which equates to a minimum of <br />twenty-one (2 l) trees and seventy-two (72) shrubs needing to be installed. Of the trees, a minimum of <br />eight (8) should be installed along 145th Ave to satisfy the public road frontage planting requirement. <br />The Town Center master streetscape includes parkway trees along both Sunwood Dr and Peridot St, <br />which satist¥ the public road frontage requirements along both of those streets. <br /> <br />The current landscaping plan includes twenty-one (21) trees and 134 shrubs (five of the oversto~ trees <br />appear to be utilized to satisfy the parking lot requirements). The sizes and species indicated in the <br />species palette all meet the minimum standards specified in City.Code except for the Japanese Tree <br />Lilac. The species palette shows the size of'the Japanese Tree Lilac as a 2 gallon container, however, <br />City Code requires ornamental trees to be at least 1.5 inches in diameter. Also, a mirfimum of one <br />additional evergreen tree should be included so that at least 25% of the plantings are coniferous. <br />Furihermore, there should not be more than five (5) ornamental trees included to ensure that they don't <br />constitute more than 25% of the planting requirements. Finally, an additional five (5) trees need .to be <br />incorporated into the plan to satisfy the overall planting requirements of City Code. <br /> <br /> Przrking Lot Lanch'cal2ing <br />There are fifty-three (53) parking stalls indicated on the site plan. This results in the need for a <br />minimum o~.' five (5) additional overstory trees that should be planted within or 'adjacent to 'the parking <br />areas. These plantings should occur in or adjacent to the two lots on the east and west ends of the site. <br />The planting area for each of these trees shall be a minimum of 162 square feet. The current <br />landscaping plan satisfies this requirement. However, Staff' would recommend substituting a <br />· deciduous overstory tree for the one (1) Colorado blue spruce that is shown in one of the islands. <br />Colorado blue spruce trees tend to be very shallow-rooted trees that may be more susceptible to <br />windfall and they have very low branching which may cause visual obstrumi,,ons or vehicle damage in <br />the parking Lot. ~,,~ <br /> <br />General Lcmdscaping Summary <br />A revised landscaping plan should be submitted that includes the additional five (5) trees required <br />under City Code. [n addition, it should also include at least eight (8) trees, to be located in the parkway <br />area, along 145th Ave. The species of tree planted in this area should be a decSduous overstory tree <br />(aw)ids conhlJcts with low branching evergreens) that has at least some tolerance to deicing salt <br />(possibly White Ash, Honey Locust, or a variety of American El-m that i.s also resistant to Dutch Elm <br />Disease). In'igation should also be provided for these trees as well. The locations of these trees should <br /> <br />31 <br /> <br /> <br />
