Town Center 4t~' Addition - Site Plan/NAU <br />June Il, 2004 <br />Page 5 of 6 <br /> <br />meet by the indicating on the site plan that future development will provide minimum openhxgs <br />between buildings and minimal access points. <br /> <br />The site development guidelines specifically state that no more than 25% of street frontage can be <br />utilized tbr surface parking lots. Sunwood Drive and Peridot Street are considered major arterial streets <br />and parking lot exposure should be limited a}ong these two streets. Peridot Street will contain on street <br />parking only. The proposed parking lot has been designed to fi'ont toward the accessory street (145th <br />Avenue), which is desireable. The site plan shows a future office building fronting along Sunwood <br />Drive (zero lot line setback) with the parking lot designed toward 145t~ Avenue. UPon completion of <br />development on the outlot, the parking lot surface that will be adjacent to Sunwood Drive will equal <br />approximately 18% of street frontage. The 'proposed site plan meets parking street frontage <br />requirements. <br /> <br />Archirecturcd Standc~rcls: In accordance with stated goals of the Town Center depign guidelines, <br />detailed elevations regarding architecture for the building have been provided. The proposed TC-3 <br />District requires buildings to be 2-3 stories in height. The site plan is proposing a two-story office <br />building with exterior building materials consisting of rock face concrete units and brick columns. The <br />elevations indicate that the rock face block will include two colors and the brick columns will protrude <br />approximately 1 tbot beyond the rock face units in order: to provide ~br a variety of front facade <br />elevations. The fi'ont of the building is providing an attractive glass front that extends from the ground <br />level to the second level. Extensive windows are being provided th'oughout the first and second levels. <br /> <br />The architecture guidelines specifically state that the building should provide real windows at ground <br />level and beyond. The development guidelines recommend a minimum of 50% of the total fagade at <br />ground level to include windows and 40% window coverage above ground level. The site plan is <br />providing 56% glass window openings at ground level and 40% above ground level. Staff is <br />recommending that a portion of the ground level windows contain an awning or decorative accent to <br />further provide variation to the exterior building fa,cade. <br /> <br />A 35% brick recormnendation has also been incorporated into the development guidelines. The <br />proposed brick columns tlzroughout the building are providing a 38% brick coverage along street <br />frontage. <br /> <br />Summc~ry of Design G,ddelines: The proposed office building is meeting the Town Center <br />Development Guidelines, with a couple revisions recommended as follow.s~; 1) provide an awning or <br />decorative accent along a portion of the ground level windows, 2) remove the: overhead door located <br />immediately adjacent to 145~l~ Avenue. The placement of the overhead door 4o~ not meet architectural <br />-design standards along a public street. The proposed second access to the overhead door is discussed in <br />detail in the the Streets section, however to re-state staff is not supportive of the proposed second <br />access along [45th Avenue. <br /> <br /> Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br /> completely screened structnre or container. The site plan indicates the refuse receptacles wilt be stored <br /> in doors. <br /> <br /> <br />
