Chairperson Nixt asked if there was any way to break up the parking area. <br /> <br />Mr. Voss indicated they are talking about a concept sketch plan for this thirty acres. He stated <br />they will come in with preliminary plat and site plans, and after that there will be more <br />opportunity to look at additional uses within the parking field. <br /> <br />Commissioner Brauer asked if parking would be a problem if they cut the number of spaces. He <br />wondered it' it would impact the developer's ability to put something in there. <br /> <br />Mr. Voss stated it may or may not. He indicated they are 35 cars over the necessary ratio for the <br />grocery store, and a little more in other areas. He stated they want to maximize coverage, and <br />some will be dependent on the final footprints of the junior anchors. He indicated as this <br />becomes clearer the parking field will be a default function. <br /> <br />Chairperson Nixt asked if they have pitched this layout to any tenants. <br /> <br />Mr. Voss stated they have retained CB Richard Ellis, whom is marketing with their tenant basis, <br />and doing print marketing and cold calling as well. <br /> <br />Chairperson Nixt asked what the initial reaction has been and Mr. Voss stated it is generally <br />favorablc. <br /> <br />Mr. Voss noted that as far as Sunwood Drive, they conceded back to the plan as cun'ently <br />designed tbr Sunwood Drive, but still feel there are some traffic control issues and aesthetics at <br />Sunwood Drive going into the Town Center. He stated he understands it is a State Aid road, and <br />there arc stringent conditions, but he would like to keep open the discussion of enhancing the <br />entrance with median enhancements or other amenities. <br /> <br />Commissioner Jeffi'ey stated he believes the big box locations look better on paper today. He <br />also feels the entrance on Armstrong Boulevard is more inviting. <br /> <br />Assistant Co~nmunity Development Director Trudgeon stated they would like to have the sketch <br />plan reviewed by the City Council next Tuesday, so if there are any comments the Planning <br />Commission wants reviewed by the City Council they should be mentioned now. <br /> <br />Mi'. Voss stated he would like to go on record that this is a gas amenity, not a gas station. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Jeffrey to recommend approval of the <br />revised sketch plan for a commercial/retail portion of the Ramsey Town Center, as presented, <br />subject to the conditions of the Staff Review Letter dated April 30, 2004, and further contingent <br />on appropriate amendments to terms of the Town Center Zoning Ordinance to allow a gas <br />amenity as an ancillary feature of the grocery retailer. <br /> <br />Motion carricd. Voting Yes: Chairperson Nixt, Commissioners Jeffrey, Brauer and Shepherd. <br />Voting No: None.
