Motion by Councilmember Kurak, seconded by Councilmember Cook, to approve Resolution <br />#04-06-163 approving an issuance of the Interim Use Permit to allow outside storage as a <br />principal uso in the E-1 Employment District, based on Findings of Fact #0679, until July 1, <br />2006. <br /> <br />Further Discussion: Councilmember Pearson commented this will be an improvement to the <br />mess that used to be on this site. Mayor Gamec stated two years is a long time to wait to review <br />this. Councihnember Kurak replied she agrees, but the applicant would have to pay a $600 <br />application fee to apply again. <br /> <br />Motion carried. Voting Yes: Councilmembers Kurak, Cook, Elvig, Pearson, Strommen, and <br />Zimmerman. VotingNo: Mayor Gamec. <br /> <br />Case #11: Request for Site Plan Review; Huntington Family Properties/ Vanmar <br /> Construction <br />Assistant Community Development Director Trudgeon explained Pete Vanasee of Vanmar <br />Construction is requesting site plan approval for the construction of a 15,000 square foot office <br />and warehouse facility on the property located off of Radium Street and situated within West <br />Radiuln Center First Addition. The new office and warehouse building is located in the E-1 <br />Employment District and is considered a permitted use in this district. The proposed site plan <br />meets the required front, rear, and side yard setbacks. The development is proposing to gain <br />access fi'om an existing shared driveway between the subject property and adjacent business. <br />The shared access is acceptable; however, staff is requesting a copy of the shared access <br />agreement between the two parties prior to the release of the building permit. The exterior <br />building materials are proposing to consist of pre-cast concrete panels, which meet City Code <br />requirements. The proposed building is compatible with the surrounding buildings located in the <br />established industrial park. The proposed development is part of a Tax Increment Financing <br />project, and, therefore will receive assistance from the City. The landscaping plan is acceptable <br />in accordance with City Staff Review letter. The grading and drainage plan is acceptable. The <br />Planning Commission recommended approval contingent upon compliance with City Staff <br />Review Letter dated May 28, 2004. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Kurak, to approve the proposed <br />site plan contingent upon compliance with City Staff Review Letter dated May 28, 2004. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case #12: Request to Rezone Property from E-2 Employment District to Planned Unit <br /> Development (PUD); Case of City of Ramsey and Basalt Properties, LLP <br />Community Development Director Frolik explained that Basalt Properties, LLP submitted a site <br />plan application for the development of two office/warehouse facilities on the north half of Lot 2 <br />Gateway North Industrial Park No. 5, located at the comer of Ebony Street and 141st Avenue. <br />The City currently owns Lot 2, Gateway North Industrial Park No. 5 and is processing a minor <br />subdivision to subdivide the parcel into two buildable lots.
