rezoning of Lot 1, Block 1, to Planned Unit Development, in order to facilitate the development <br />of two commercial buildings on one parcel. The Planning Commission recommended that the <br />City Council approve the request to rezone the subject property from E-2 Employment to PUD - <br />Planned Unit Development. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Pearson, to adopt Resolution <br />#04-06-164 adopting Findings of Fact #0680 to rezone the subject property fi'om E-2 <br />Employment District to Planned Unit Development (PUD). <br /> <br />Motion catTied. Voting Yes: Mayor Gamec, Councilmembers Elvig, Pearson, Cook, Kurak, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Pearson, to adopt Ordinance <br />#04-24 rezoning the subject property to Planned Unit Development (PUD), based on findings of <br />fact. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Pearson, Cook, Kurak, <br />Strommen, and Zimmennan. Voting No: None. <br /> <br />Case #13: Request for Final Plat Approval of Basalt Office 2''a Addition, Case of City of <br /> Ramsey and Basalt Properties, LLP <br />Community Development Director Frolik explained the City currently owns the property on the <br />north half of Lot 2, Block 1 Gateway North Industrial Park No. 5, located at the comer of 141~t <br />Avenue and Ebony Street. In order to facilitate the proposed development by Basalt Properties <br />LLP, the property will need to be re-platted. The proposed subdivision, Basalt Office Park 2nd <br />Addition, will create two lots that equal 4.48 acres and 3.32 acres in size from the existing 7.8 <br />acre parcel. The minor subdivision will be coupled with a rezoning of Lot 1, Block 1 Basalt <br />Office Park 2',d Addition from E-2 Employment to Planned Unit Development (PUD). The PUD <br />will allow for the development of the two principal buildings on the property. The Plmming <br />Commission reviewed and approved the sketch plan at their June 3, 2004 meeting. <br /> <br />Motion by Councihnember Kurak, seconded by Councilmember Cook, to adopt Resolution #04- <br />06-165 approving the final plat for Basalt Office Park 2nd Addition. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Kurak, Cook, Elvig, Pearson, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Case #14: Request for Site Plan Review; Case of Basalt Properties, LLP <br />Community Development Director Frolik explained this is the site plan for the southerly piece of <br />property. All of the City standards are met. The site plan is proposing to derive two access <br />points from 141st Avenue. The Planning Commission stated some concern related to the <br />proposed access located adjacent to the intersection of 141~t and Ebony Street. Staff is <br />recommending that the proposed two access points along 141st Avenue be combined and <br />centrally located along the southern property line. If the applicant desires a secondary access <br />point to provide better truck traffic maneuvering area, the secondary access point should be <br /> <br />City Council/June 22, 2004 <br />Page 22 of 32 <br /> <br /> <br />
