lake. <br /> <br />Dennis Peck, representing Northfork, Inc. was present and stated that the <br />Enviro~mental Impact Statement was approved by the City last year and the <br /> <br />ELS included a review drainage and the second lake in the develoInent. Mr. <br />Peck also ommented that approximately 2 million yards of sand would be <br />excavated over time to create the lake. Mr. Peck commented that he had <br />presented the overall park plan to the City and he would like to see the <br />manmade lake restricted to use by residents of North Fork. The developers <br />will try to minimize the impact to the existing residents in the <br />development by not having fill hauled on internal streets in the <br />development. <br /> <br />Mr. Wrench - Bequested whether the conditional use permit was open-ended or <br />had an expiration date. <br /> <br />Mr. Peck - B~plied that it could be open-ended unless there were cc~olaints <br />and he assu~d that the City would complete periodic reviews and request <br />the developers to supply a bond. <br /> <br />Chairman Peterson agreed that a bond would be required guaranteeing <br />cc~pletion of the project. <br /> <br />Mr. Wrench - Inquired as to who would insure compliance with the <br />conditional use permit. <br /> <br />Chain~an Peterson replied that if the conditional use permit was issued <br />with an expiration date, Northfork could request an extension or renewal, <br />but there would have to be a new public hearing for the extension of that <br />pem~t. <br /> <br />Mr. Wrench - Inquired as to what the bond would be for. <br /> <br />C~airman Peterson replied that the bond would be for restoration and to <br />assure the ~ompletton of the project. <br /> <br />Mr. Peck - Noted that excavation would be limited by the City to 5 acres at <br />one time and that the lake would be excavated in sections. <br /> <br />David Shapell - 9325 164th Lane N.W. - Inquired as to how the slopes would <br />be controlled as the lake was being excavated. <br /> <br />Mr. B~hbein - Beplied that the City will only allow slopes that are not <br />steeper than 4:1. <br /> <br />David Shapell - Inquired if an exact location for the lake has been <br /> <br />Mr. Behbein - Beplied that soils and materials will dictate exactly where <br />the lake will be located. <br /> <br />Mr. Wrench - Inquired whether the material that is being excavated would be <br />allowed to accumulate. <br /> <br />Mr. Behbein - Beplied that material would only be accumulated if it was <br />necessary to let water drain out of it; otherwise, mterial will be moved <br />P&Z Public ]~earing/March 3, 1987 <br /> <br />Page 2 Of 3 <br /> <br /> <br />
