Kvan Construction has applied for site plan approval to develop Lot" Block 1 Sunfish <br />Business Park Second Addition. for Rotary. Syszems. Rotary Systems desig-ns rotary, unions that <br />are used for r2~e automation of projects and other applications. The following items are enclosed <br />for your ipJormation: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sire plan <br />Clry Staffreview letter dated June;_., ~ 2004 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Obserwations' <br /> <br />P..J. Ryan Construction and Rotary. Systems are ~>roposin,.q to construct a 16,550 square foot <br />multi-tenant building on the <br /> =~ acre lot. Rotary. Systems will own the building and occupy <br />approximately I,;_3. of the su-ucrure; the remaining space will be leased to other tenants. The <br />property is zoned E-1 Employment and office/warehouse is a perm/ned use in that district. <br /> <br />The faciliv will ha,)e one public access onto Azur/re S[reet N.W. and it will be served with' <br />municipal water ~d sanitary, sewer. The proposed project complies with all of the building <br />setbacks and lot coverage restrictions. 721 parking and maneuvering areas on the site will be <br />paved and 5nished with B612 concrete curbing. <br /> <br />In accordance with City.' Code architectural standards, the exterior finish on the building is <br />proposed to be pre-cast panels of exposed ag~egare, with some rock face block accents.around <br />the front entry.. The proposed height is 27 feet, which complies with City. Code. The number of <br />loading docks and beths exceed City Code requirements, and they are located on the rear wall of <br />the building. The iixmre specs and drawings f(>r the exterior lighting must be submitted for <br />review and approval. <br /> <br />A waste storage area consisting of rock face block walls with a wood cedar gate is proposed <br />atong the rem' w~l of the building; this complies with City Code. <br /> <br />The Cir,, Engineer has detemtined :l~at tt~e Grading and Drainage Pian ~s acceptable', a permit <br />from tl~e Lower P~um River Water Management Organization Will be required. <br /> <br />30 <br /> <br /> <br />
