She added Mr. Graunke's partner would count <br />toward the number of allowed employees. <br />Associate Planner Geisler advised vehicular traffic trips are not to exceed two trips per hour per <br />standard business day or 16 trips within a 24 hour period. She indicated the applicant anticipates <br />only two trips daily to and from the site, with an occasional extra round trip during the day. She <br />stated materials are typically delivered to the job site, but may occasionally be delivered to <br />applicant's property. She indicated the applicant observes standard business hours of 7:00 a.m. <br />to 5:00 p.m., Monday through Friday, and clients will not come to the property. <br />Associate Planner Geisler explained the proposed business will be located on a large parcel, <br />surrounded by other large parcels. She stated it is Staff's opinion that the nature of the proposed <br />business operation and the size of the subject property and surrounding properties make the <br />operation compatible with the surrounding residential neighborhood, thus meeting the intent of <br />City Code. <br />Associate Planner Geisler stated the applicant is requesting permission to place a small business <br />sign at the end of his driveway on Nowthen Boulevard. City Code does not permit such signs in <br />the residential district, except as part of a Home Occupation Permit request. She indicated the <br />applicant is requesting a 2' x 3' sign, and Staff is supporting this request, given its small size. <br />Staff is also recommending a maximum height of six feet for the sign. <br />Associate Planner Geisler indicated Staff recommends approval of this request. <br />Public Input <br />Chairperson Nixt asked if the applicant had reviewed the City Staff Review Letter, and if there <br />were any concerns. <br />Mr. Graunke indicated he has reviewed it, and everything looks fine. <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to close the public hearing at <br />7:30 p.m. <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Jeffrey, Shepherd, Van <br />Scoy and Watson. Voting No: None. Absent: Commissioner Brauer. <br />Commission Input <br />Commissioner Jeffrey asked if there was a restriction on how far off the road the sign will have <br />to be. <br />Associate Planner Geisler indicated it will have to be out of the right-of-way. <br />Planning Commission/June 3, 2004 <br />Page 3 of 18 <br />
