Chairperson Nixt indicated he would suggest they give them an interim use permit with some <br />conditions. 1-le stated if they do not want to comply with the conditional use permit requirements <br />he would grant a short-term interim use permit to give them time to find somewhere else to <br />move, but four years is too long. <br />Commissioner Johnson stated the neighbors have expectations of neatness. He indicated if the <br />containers are nice and the Class 5 is maintained it would be better than some of the other <br />properties, or this property left undeveloped. <br />Associate Planner Wald noted there are only six containers on a large parcel, however, they <br />should be kept in an orderly manner. <br />Chairperson Nixt stated an interim use permit is for permitting a use for a temporary period of <br />time where that use is not normally allowed. He indicated it is being used here to dodge <br />requirements, and four years is too long. He does not want to use an interim use permit as a ruse <br />for not meeting code. <br />Commissioner Van Scoy asked how much space would have Class 5. <br />Mr. Loabnch indicated there would be about 1000 square feet of Class 5. <br />Commissioner Van Scoy asked what the rest of the lot looks like. <br />Mr. Loabnch stated it is a vacant lot, with a big part of it sand. <br />Associate Planner Wald added the lot is in a natural state. <br />Mr. Loabnch indicated looking at the buildings around them they have a tremendous amount of <br />outside storage. l-Ie stated they have only three railroad containers with two sliding doors that <br />lock, and they are very clean for construction trailers. <br />Commissioner Johnson indicated they all agree the other property should be cleaned up. He <br />stated they are struggling with the fact that if this were going to be permanent it would require a <br />significant investment. He indicated Mr. Loabnch is saying he wants to use it for four years with <br />no improvements, and they are trying to balance the concerns. <br />Associate Planner Wald asked if the Planning Commission would consider approving a two year <br />interim use permit with a possible extension. <br />Mr. Loabnch indicated when they bought the property they brought in a dumpster to clean it up. <br />He stated they do not operate their business to throw garage. <br />Chairperson Nixt stated he wants it clear this is for a non -staffed storage facility only accessed as <br />ingress/egress to access trailers stored there. <br />Planning Commission/June 3, 2004 <br />Page 7 of 18 <br />
