Commissioner Jeffrey asked about the hazardous waste comment. <br />Associate Planner Wald indicated there is no hazardous waste on site. <br />Commissioner Van Scoy added that is addressed in #14 of the Findings of Fact. He asked if <br />there was any requirement for maintenance of the lot. He wondered if they just allow the weeds <br />to grow or if they have to be cut. <br />Associate Planner Wald advised that usually when a lot is left in its natural stated they do not put <br />requirements on maintenance. <br />Chairperson Nixt added if the lot was not being used it would still be in its natural stated. He <br />indicated he could support a two-year interim use permit and if they come in for an extension it is <br />with a set exit strategy. <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson to recommend City Council <br />adopt Findings of Fact favorable to the applicant relating to an interim use permit request for <br />outdoor storage as a principal use on the subject property. <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Jeffrey, Shepherd, Van <br />Scoy and Watson. Voting No: None. Absent: Commissioner Brauer. <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson to recommend that the City <br />Council approve the Interim Use Permit to allow outside storage as a principle use, based on the <br />findings of fact, until July 1, 2006 and with installation of a Class V surface. <br />Motion carried. Absent: Commissioner Brauer. <br />Case #3: Request for Sketch Plan Review; Basalt Office 2"d Addition; Case of Ramsey <br />and Basalt Properties, LLP <br />Presentation <br />Associate Planner Wald advised that Basalt Properties LLP would like to develop on the north <br />half of Lot 2, Block 1 Gateway North Industrial Park #5, located at the corner of 141St Avenue <br />and Ebony Street. She indicated the City currently owns the property and in order to facilitate the <br />proposed development, the property will need to be re -platted. She stated the proposed <br />subdivision, Basalt Office Park 2"d Addition, will create two lots that equal 4.48 acres and 3.32 <br />acres in size from the existing 7.8 acre parcel. She indicated the minor subdivision will be <br />coupled with a rezoning of Lot 1, Block 1 Basalt Office Park 2"d Addition from E-2 Employment <br />to Planned Unit Development.
