As noted above, some industrial uses <br />would be affected less by the visual impact, noise, dust and <br />odors of a landfill than would residential uses. However, many <br />uses which are permitted or conditional uses in an industrial <br />district would be adversely affected. Therefore, the Commission <br />finds that the presence of a landfill on the South 70 would <br />unduly restrict the enjoyment of other property in the immediate <br />vicinity and substantially diminish and impair property values <br />within the area. <br /> <br /> 20. The North 80. Because of noise, odor, air pollution, <br />the visual effect of the landfill and the potential for water <br />contamination, the proposed landfill expansion into the North 80 <br />would be substantially injurious to the adjacent residential <br />permitted uses, would unduly restrict the enjoyment of other <br /> <br />13 <br /> <br /> <br />
