Parks and Special Resource Areas <br /> <br />~his development will not adversely affect amy parks. ~he development <br />will affect a special resource area; that of approximately 1,200 acres <br />of open space in the City. (EAW) <br /> <br />M. l%oads and Traffic <br /> <br />II. <br /> <br />The homes within this development are estimated to generate <br />approximately 2,550 additional average daily traffic. Access to the <br />development is proposed to be from either Jarvis Street or Trunk <br />Highway 10/169. Access from Trunk ~{ighway 10/169 would include the <br />oonstruction of new left turn lane for eastbound traffic on Trunk <br />Highway 10/169 and a new right turn lane for westbound traffic on <br />Trunk ~igbway 10/169. (EAW and o0mments from H~/DOT). <br /> <br />Energy <br /> <br />Adequate energy resources are available to construct and serve the <br />project. Propane gas is presently available to the development; <br />natural gas will be available to the development and will be provided <br />by North Central Public Service. Electricity is available to the <br />development and is provided by the United Power Association. (EAW) <br /> <br />ISSUES AND INDIRECT EFFECTS TO BE ADDRESSED IN T~E ENVIRONMENTAL <br />IMPACT S~I~%T24ENT <br /> <br />A. Ground Water Quality <br /> <br />This development has the potential for causing ground water <br />contamination due to septic tank-drainfield wastewater disposal <br /> <br />The City's ordinance regarding on-site septic systems provides <br />specifications in excess of MP~ standards for the construction of all <br />on-site septic systems. Ail systeps are inspected by City staff as <br />they are constructed to ensure that the systems meet the City's <br />specifications. <br /> <br />~i~: ~he impact of an increased number of on-site septic systems <br />on the level of ground water and water quality in the area. <br /> <br /> <br />
