Surfaoe Water <br /> <br />~his development has the potential to increase the 100-year flood <br />levels and surface water runoff due to the increased development and <br />increase in impervious surfaces. Along with this, there is concern <br />regarding the quality of water in the increased runoff. <br /> <br />~he City's development controls require that all new develofments make <br />provisions for their own storm water drainage and retention on the <br />site so that adjacent existing developments are not adversely <br />affected. In addition, the City restricts the amount of impervious <br />surface ooverage for developments in or near wetlands, shorelands and <br />flood plain areas. <br /> <br />L~: The effect of increased runoff on water levels and water <br />quality. <br /> <br />C. Development of Wetlands/Shorelands/Floodways and Steep Slopes <br /> <br />~his develoI~ment has the potential for the development of wetlands, <br />shorelands, floodways and steep slopes. Such areas may contain soils <br />which are not suitable for residential development. <br /> <br />~he City has development controls (Envirormental Protection ordinance <br />regulating the develofment and use of shorelands and wetlands and the <br />Flood Plain Management ordinance regulating the development and use of <br />flood plain areas) which restrict development of wetlands and steep <br />slopes. <br /> <br />LT~: The suitability of soils within wetland, shoreland and <br />floodplain areas for on-site septic systems. <br /> <br />~: The degree to which wetlands, shorelands, flood plain areas, <br />and steep slopes will be developed and the impacts on such areas due <br />to surrounding development. <br /> <br />D. Traffic Safety/Access fr~m Trunk Highway 10/169 <br /> <br />ghe proposed access from Trunk Bighway 10/169 for this development <br />could create potential traffic safety hazards in terms of the railroad <br />grade crossing and location of the weigh station. <br /> <br />~%'DOT must review and approve any access from Trunk Highway 10/169 to <br />this develol~ent. <br /> <br />~: The estimated traffic generation by the development and <br />appropriate access to the site. <br /> <br /> <br />
