Scoping Doc~ent
Northfork PlanDed Unit Development
Page 4

B. Surfaoe Water

~his development has the potential to increase the 100-year flood
levels and surface water runoff due to the increased development and
increase in impervious surfaces. Along with this, there is concern
regarding the quality of water in the increased runoff.

~he City's development controls require that all new develofments make
provisions for their own storm water drainage and retention on the
site so that adjacent existing developments are not adversely
affected. In addition, the City restricts the amount of impervious
surface ooverage for developments in or near wetlands, shorelands and
flood plain areas.

L~: The effect of increased runoff on water levels and water
quality.

C. Development of Wetlands/Shorelands/Floodways and Steep Slopes

~his develoI~ment has the potential for the development of wetlands,
shorelands, floodways and steep slopes. Such areas may contain soils
which are not suitable for residential development.

~he City has development controls (Envirormental Protection ordinance
regulating the develofment and use of shorelands and wetlands and the
Flood Plain Management ordinance regulating the development and use of
flood plain areas) which restrict development of wetlands and steep
slopes.

LT~: The suitability of soils within wetland, shoreland and
floodplain areas for on-site septic systems.

~: The degree to which wetlands, shorelands, flood plain areas,
and steep slopes will be developed and the impacts on such areas due
to surrounding development.

D. Traffic Safety/Access fr~m Trunk Highway 10/169

ghe proposed access from Trunk Bighway 10/169 for this development
could create potential traffic safety hazards in terms of the railroad
grade crossing and location of the weigh station.

~%'DOT must review and approve any access from Trunk Highway 10/169 to
this develol~ent.

~: The estimated traffic generation by the development and
appropriate access to the site.
