Density <br /> <br />The Metropolitan Council has stated its concerns regarding the <br />residential density of the proposed development. The residential <br />density of the completed project will be approximately 1 residential <br />unit for each 4.9 acres. <br /> <br />In 1985, the Ramsey City Council adopted Resolution #85-82 which <br />establishes a policy for calculating residential densities in the <br />rural area of the City. This develo~ent is consistent with the <br />policy outlined in this resolution. <br /> <br /> Assess relevant guidelines controlling the density of the <br />develou~ent and to assess the impact of the development. <br /> <br />J. Noise <br /> <br />~his development has the potential to increase noise levels in the <br />area. <br /> <br />~: To assess the increase in noise levels due to the <br />develofment and to determine whether the increase is a significant <br />factor. <br /> <br />TIME LIMI~ <br /> <br />No special time limits have been designated for this EIS. <br /> <br />PERMI~ <br /> <br />There will be no permits for which information will be gathered <br />concurrently with this EIS. As the project will be developed in <br />iahases over time, permits will be applied for as they are required. <br />No reoord of decision will be required. <br /> <br />Listed below are alternatives to the proposed development that should <br />be considered in the ElS for this development. <br /> <br />1. Relocate the access to the development fr~m Trunk Highway 10/169. <br />Access could be relocated to another existing access point from <br />the highway and that intersection could be expanded/improved to handle <br />the increased traffic. Access could also be relocated to a different <br />point along the highway which would not interfere with the traffic <br />movements of the weigh station. <br /> <br />2. Allow the area to develop without any planned unit develoFment <br />oontrols and planning. Development of single family residential units <br />would occur randomly and most likely, would not preserve much, if any, <br />open sp~ce on the site.
