Ground Water Quality <br /> <br />This development has the potential for causing ground water <br />contamination due to septic tank-drainfield wastewater disposal <br /> <br /> I <br /> I <br /> I <br /> I <br />:1 <br /> I <br /> I <br /> <br />The City's ordinance regarding on-site septic systems provides <br />specifications in exoess of MPG% standards for the construction of all <br />on-site septic systems. All systems are inspected by City staff as <br />they are constructed to ensure that the systems meet the City's <br />specificat/ons. <br /> <br />B. Develolmmnt of Wetlands and Steep Slopes <br /> <br />~his development has the potential for the development of wetlands and <br />steep slopes which ~ not be suitable for residential development. <br /> <br />~he City has deve/opment controls (Environmental Protection ordinance <br />regulating the development and use of shore/ands and wetlands and the <br />Flood Plain Management ordinance regulating the deve/o~ment and use of <br />flood plain areas) in place which restrict development of wetlands and <br />steep slopes. <br /> <br />C. Surface Water <br /> <br />I <br />I <br /> <br />~]~is development has the potential to increase 100-year flood levels <br />and surface water runoff due to the increased development and and <br />increase in impervious surfaces. Along with this, there is concern <br />regarding the quality of the water in the increased runoff. <br /> <br />I ~he City's develoIm~_nt require all new develoImm, nts make <br /> ~ontrols <br /> that <br /> provisions for their own storm water drainage and retention on the <br /> site so that adjacent existing developments are not adversely <br /> affected. In addition, the City restricts the amount of impervious <br /> surface ooverage for developments on or near wetlands, shorelands and <br /> flood plain areas. <br /> <br />D. Traffic Safety/Access from Trunk Highway 10/169 <br /> <br />I <br />I <br /> <br />~he proposed access from Trunk Highway 10/169 for this development <br />could create potential traffic hazards in terms of the railroad <br />crossing and location of the weigh station. <br /> <br />MN/DOT must revie~ a~d approve any access from Trunk Highway 10/169 to <br />this development. <br /> <br /> <br />
