~ l~inutes CASE ~5: <br /> <br />By: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL <br /> OF RIVER'S BEWD SECOND ADDITION; <br /> CASE OF RIVER'S BEND PROPERTIES <br />Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />River's Bend Properties is requesting preliminary plat approval of River's Bend <br />Second Addition. This plat is located in the Wild and Scenic River Overlay <br />District and is located along Waco Street NW, southwest of Blocks 7 and 8 of <br />the River's Bend plat. Utilities are available to the proposed plat. <br /> <br />The plat consists of twelve lots to be developed for single family residential <br />structures. According to City Code, the minimum lot sizes and widths are <br />12,150 square feet and 90 feet, respectively. The average lot size in the <br />proposed plat is approximately 12,850 square feet and the average lot width in <br />the proposed plat is approximately 91.9 feet. The Department of Natural <br />Resources has reviewed the proposed plat. <br /> <br />The proposed plat is located in the Urban Business District. As the proposed <br />plat is for residential uses, the subject property needs to be rezoned to UR <br />Urban Residential before final plat approval is granted.
