170.013E I~EVOCATION OF CONDITIONAL USE PEP. MITS <br /> <br />Permit shall become null and void if use does not commence within I year of <br />permit issuance or if use is discontinued for a continuous 12 month period. <br />Council has the authority to revoke the permit, after conducting a public <br />hearing, ii conditions of the permit are violated. <br /> <br />170.013F DURATION OF CONDITIONAL US[ pEP~IITS <br /> <br />Permit remains in effect as long as conditions of it are observed; one of the <br />conditions may be a time limitation. <br /> <br />170.013G ~ <br /> <br />Variances allow the city to offer relief from unnecessary hardships resulting <br />from rigid enforcement of the Zoning Ordinance. Variances are filed with the <br />Board of Adjustment, pertain only to physical characteristics of the land or <br />structures to be built thereon, and are subjected to a public hearing. The <br />decision by the Board of Adjustment is the City's final action and all costs <br />incurred in processing the application are the responsibility of the applicant. <br /> <br />170.0131t ]~0AR.I) OF ADJUSTMENT <br /> <br />The Board of Adjustment consists of the 7 Planning and Zoning Commission <br />mombers and shall have the power to hear and decide appeals from any decisions <br />made by the Zoning officer in administering this Zoning Ordinance. <br /> <br />170.013I [NFORCEMENT/PENALTIE$ <br /> <br />Each day a violation of this Zoning Ordinance exists shall constitute a <br />separate offense and is subject to Council action through legal channels. <br /> <br />170.014 ZONING DISTRICTS <br /> <br />170.014A DISTRICT ~ DEVELOPHENT AREA BOUNDARIES <br /> <br />District and development area boundaries shown within the lines of roads, <br />streams, and transportation rights-of-way shall follow the centerlines and <br />location shall not be affected by vacated roads. <br /> <br />170.014B DEVELOPMENT AREAS <br /> <br />The City is divided into two development areas: 1) 1990 Urban Area - that <br />portion of the City which may receive municipal utilities before 1990; 2) Rural <br />Service Area - that portion of the City which viii not be considered for <br />municipal utilities until after 1990. <br /> <br />170.014C DISTRICTS <br /> <br />The City is divided into the following zoning districts: <br /> <br />R-IR <br />R-1U <br />R-2U <br />R-3U <br />~R <br />B-1 <br /> <br />Rural Residential B-2 <br />Urban Residential I-1 <br />Urban Residential RB <br />Urban Residential RI <br />Hultiple Residential PUD <br />Business A <br /> <br />Business <br />Industrial <br />Rural Business <br />Rural Industrial <br /> Planned Unit Development <br />Agricultural <br /> <br /> <br />
