170.01~D BAF <br /> <br />The map depicting zoning district boundaries is on file at City Rail. <br /> <br />170.015 6ZNERAL PROVISIONS <br /> <br />170,015~ ~ <br /> <br />Commencing with the effective date of this ordinance, all land and building use <br />shall conform with the provisions of this ordinance. When conditions of other <br />regulations vary from the conditions of this ordinance, the regulation imposing <br />the higher standard shall prevail. <br /> <br />170.0151~ ~ <br /> <br />No structure shall be constructed, altered or moved and no land shall be used <br />for other than it was designed to be used without obtaining permits required by <br />this ordinance. <br /> <br />I?0.015C USES NOT PROVIDED FOR WITHIN ZONING DISTRICT~ <br /> <br />Whenever a use is not permitted or denied in a specific district, it shall be <br />considered prohibited unless a conditions1 use permit is applied for and <br />granted. <br /> <br />170.015D ~ <br /> <br />This ordinance is enacted pursuant to Minnesota State Statute Sections 462.3§1 <br />to 462.365. <br /> <br />l?O.O15E ~ <br /> <br />If any court renders any provision or application of this ordinance invalid, <br />that judgment shall not affect other provisions or applications not mentioned <br />specifically in the judgment. <br /> <br />170.015F GENERAL REGULATIONS <br /> <br />Commencing with the adoption of this ordinance, every building shall be located <br />on a lot and there shall be not more than one main building per lot unless <br />otherwise provided herein. Finished lot grade elevation of all buildings shall <br />be a minimum of 18 inches above the centerline grade of the adjacent public <br />roadway. All structures shall not project into any minimum front, side or rear <br />yard. Any lot of record existing at the effective date of this ordinance may <br />be used for the erection of a structure even though its area and width are less <br />than the minimum requirements of this ordinance. ~here existing structures <br />have a different setback from that required in this ordinance, the setback of <br />the adjacent structures shall prevail. Sanitary waste water connections for <br />all structures which require that service shall be stubbed in and be located in <br />front or on the side of the structure. No lot, yard or parking area shall be <br />less than the minimum size requirements of this ordinance and if already less <br />than the minimum, it shall not be further reduced. No lot shall contain a <br />dwelling unless it abuts on the minimum street frontage. The setback for all <br />buildings on main thoroughfares shall be 110 feet from the centerline of the <br />street or 50 feet from the right-of-way line, whichever is greater, except when <br />a service road exists, in which case there shall be a 35 foot setback.
