frontage lots may elect to front the principal building on either street whicb <br />the lot abuts provided the principal entrance to the building opens on the <br />street selected. All buildings constructed shall be sited on their lots with <br />respect to future subdivision. All subsequent additions and out-buildings <br />shall be constructed of materials comparable to those used in the original <br />construction. Buildings may be excluded from side and rear setback <br />requirements if party walls are used and if adjacent buildings are constructed <br />as an integral structure. ~o materials or equipment, unless otherwise provided <br />for in this ordinance, may be stored outside, except those related to the <br />principal use or being used for construction. O~ners of vacant land shall keep <br />that land free of refuse. <br /> <br />170.015C ACCESSORY USES <br /> <br />Every inground swimming pool, commercial fishing pond and man-made storm water <br />retention basin shall be enclosed by a fence or wall not less than 4 feet high. <br />The exterior storage of 2 or more unlicensed vehicles shall constitue an auto <br />salvage business and shall not be permitted as an accessory use. Any accessory <br />building shall be located on a parcel to alloy for orderly future resubdivision <br />of the parcel and construction of same shall not be allowed prior to <br />construction of princi, pal building. Accessory structure heights shall not <br />exceed 16 feet, shall not be located within any required setback area other <br />than the rear setback where such building may extend to within 5 feet of the <br />rear lot line and shall not be located nearer the front lot line than the <br />principal building on that lot (this provision does not apply to attached <br />garages). An accessory building shall be attached to and part of the principal <br />building if it is within five feet save-to-ears of the principal building. An <br />attached garage of less than 864 square feet or a detached garage of less than <br />864 square feet where the principal building does not have an attached garage <br />shall not be considered an accessory building. All detached accessory <br />structures shall be located in the side or rear yards and when located within <br />10 feet of the side or rear wall of the principal building, shall comply with <br />all yard requirements application to the principal building. Detached <br />accessory structures on a corner lot shall not project beyond the side yard <br />setback requirement of the principal building. <br /> <br />l?O.O15H NON-CONFORMING USES <br /> <br />A non-conforming use may not be altered without Board of Adjustment approval <br />and if non-conforming use ceases for a 12 month consecutive period, the use <br />shall not be resumed. Non-conforming structure damaged to the extent of more <br />than 50I of market value may not be restored. <br /> <br />170,0151 ROHE OCCUPATIONS <br /> <br />Home occupations require a conditional use permit from the City and must comply <br />with the requirements of this section. <br /> <br />170.015J MANU~.ACTURED HOUSING <br /> <br />Manufactured houses may be located within residential zoning upon compliance <br />with conditions contained in this section and other conditions of City Code. <br /> <br />170.016 DISTRICTS <br /> <br /> <br />
