170,017A ~ <br /> <br />No noise, odors, vibration, smoke, glare, air pollution or dangerous wastes <br />shall be created that exceed the limits outlined in this section of the <br />ordinance. <br /> <br />170.017~ ~ <br /> <br />Where permanent roadway surfacing is not in place, no concrete driveway shall <br />project beyond the property line and bituminous driveways shall terminate 1 <br />foot from roadway edge. On surfaced roadways, bituminous and concrete <br />driveways may adjoin the existing bituminous. If determined necessary by the <br />Building Official, the lot owner shall install a culvert a minimum of 15 inches <br />in diameter. All driveways shall maintain at least s 3 foot side yard setback <br />from adjacent property lines; no residential driveway shall be allowed onto <br />thoroughfare streets or exceed 20 feet in width at the point where it adjoins <br />the street. <br /> <br />170.017C ~ <br /> <br />Screening consists o£ plantings, landscaping and/or fencing. All plantings and <br />fencing shall be placed a minimum of 15 feet from the street and in no event <br />shall be placed on the public right-of-way. Plantings may be placed on the <br />property line and fencing may be within 5 feet of the property line. l/here <br />screening is required, the applicant must submit a screening proposal to the <br />Planning and Zoning Commission for approval. Refer to this section of the <br />ordinance for detailed requirements regarding allowable screening placement, <br />size and type for all districts. <br /> <br />170.017D OFF-STREET <br /> <br />Parking areas in the Urban Area shall be paved with a durable and dustless <br />surface, provide adequate drainage and have access off driveways and public <br />streets. A parking space shall not be less than 300 square feet. Property <br />requiring off-street parking may not be separated fro~ the property containing <br />the principal use for which the parking area is required. Parking facilities <br />serving two or more uses may be located on the same lot provided the total <br />number of parking spaces furnished is not less than the sum of the separate <br />requirements for each use. No more than 1 one-ton motor vehicle bearing a <br />commercial license and no commercially licensed trailer shall be parked or <br />stored in a residential district except when rendering a service. <br /> <br />170.017E TRAFFIC COI~TROL <br /> <br />Traffic generated by any use shall be controlled in a manner that will avoid <br />congestion of public streets, traffic hazards and excessive traffic through <br />residential areas. Traffic in and out of business areas shall move forward <br />with no backing into streets and no access will be permitted within 300 feet of <br />a major thoroughfare intersection. <br /> <br />170.017F ~ <br /> <br />No land shall be developed or use permitted that would result in water run-off, <br />flooding or erosion on adjacent properties. All new development in the Urban <br />Area shall include curb and gutter along public streets. <br /> <br />170.017G OFF-STREET PA1LKING SPACES REOUIILED <br /> <br /> <br />
