Commission and staff recommend approval of the findings of fact, as well as the conditional use <br />permit. <br /> <br />Motion by Councihnember Cook, second by Councihnember Elvig, to adopt Resolution #04-07- <br />192 adopting Findings of Fact #0686 relating to Ramdance LLC's requests for a Conditional Use <br />Permit to operate a drive-thru for pharmacy operations associated with a proposed grocery store <br />in the Ramsey Town Center development. <br /> <br />Further Discussion: Mr. McDonald noted the size of the building is referred to as 53,000 square <br />feet in some places, and 54,000 square feet in some places. Assistant Community Development <br />Director Trudgeon indicated this will be corrected to 54,000 square feet. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Elvig, Kurak, Pearson, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Motion by Councihnember Kurak, second by Councilmember Cook, to approve Ramdance <br />LLC's request for a Conditional Use Permit for a drive-thru pharmacy associated with the <br />proposed grocery store in Ramsey Town Center and adopt Resolution #04-07-193 declaring <br />terms of same. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Kurak, Cook, Elvig, Pearson, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Case #15: <br /> <br />Request for a Conditional Use Permit to Operate a Car Wash in the TC-2 <br />Zoning District; Case of Ramdance, LLC <br /> <br />Assistant Community Development Director Trudgeon indicated the site plan for the grocery <br />store in Town Center submitted by Ramdance LLC indicates a separate building to function as a <br />car wash. The TC-2 District requires a Conditional Use Permit for car washes. The applicant <br />has submitted an application for a CUP in order to operate a commercial car wash. The car wash <br />proposed is 1,777 square feet in size and is intended to serve as an accessory use to the proposed <br />grocery store. The exterior of the car wash will consist of EI:FS material integrally treated with <br />color, brick veneer, smooth face aggregate and pre-finished metal accents. The car wash will be <br />located along the eastern side of the grocery store away from the main parking area. The <br />Planning Commission and staff recommend approval of the conditional use permit. The <br />Commission determined that the car wash is compatible with the intent of the Ramsey Town <br />Center development and is positioned properly to function within the development in regards to <br />traffic circulation. <br /> <br />Councihnember Kurak questioned how the excess water from the car wash is disposed of. <br /> <br />Mr. McDonald replied the water will likely be recycled. <br /> <br />Counci hnember Kurak clarified the water will not go into the storm sewer. <br /> <br />City Council/July 27, 2004 <br />Page 27 of 35 <br /> <br /> <br />
