time the building permit was issued, It shall be the owner's <br />responsibility to see that this landscaping is maintained in an <br />attractive and well kept condition. Tbia provision will apply <br />to the original developer, his heirss successors and assigns. A <br />pezformance bond or cash escrow on the provisions of the <br />screening and landscaping section shall run to the City of gamsey <br />for a period of two full growiug seasons following installaion. <br />The bond or escrow amount will be a reasonable estimate of the <br />project coat as determined by the City Engineer° <br /> <br />In all districts, all merchandise, materials and equipment <br />stores, kept or displayed outside a building shall be screened, <br />with the following exceptions: <br /> <br />a. Retail merchandise being displayed in front of <br /> structure lawfully used as a place for retail sales. <br /> I~etail merchandise otherwise lawfully displayed in <br /> the setback area shall be screeneds except from a <br /> side facing a public street; <br />b. Naterials and equipment being used for construction <br /> on the premises; <br /> c. Nerchandise located on service station pump islands; <br /> d. Naterials, equipment and merchandise in industrial <br /> districts, except that the side adjacent to a public <br /> street, residential zone or use shall be screened. <br /> <br />The screening required in this section shall be at least five (5) <br />feet tall, but shall not exteud within twenty (20) feet of any <br />street or drive, ay. The screening shall be placed along property <br />lines. <br /> <br />In the business or industrial districts, all uses shall provide a <br />landscaped area along all streets and areas separating different <br />uses (business from residential>o This shall be kept clear of <br />all structures, storage and off-street parking. This area <br />shall be at least twenty (20) feet in depth alon§ all streets, <br />measured from the street right-of-way. Except for driveways, the <br />area shall extend along both streets in the case of a corner lot. <br /> <br />All structures, required landscaping and any fences shall be <br />maintained so as not to be unsightly to the adjoining areas. <br /> <br />170.017D OFF-STREET PAREINC <br /> <br />In the urban area, all off-street parking areas shall be paved with a <br />durable and dustless surface in conformance with city engineering <br />standards. Such area shall be so graded and drained as to <br />dispose of all surface water accumulation satisfactorily. <br /> <br />All off-street parking spaces shall have access off driveways and <br />not directly off the public street. <br /> <br />A parking space shall not be less than 300 square feet of standing <br />and maneuvering area. When application of these regulations <br />results in a requirement of a fractional spaces any fraction up <br />to and including one-half shall be disregarded.
