A pezformance bond or cash escrow on the provisions of the screening and landscaping section shall run to the City of gamsey for a period of two full growiug seasons following installaion. The bond or escrow amount will be a reasonable estimate of the project coat as determined by the City Engineer° In all districts, all merchandise, materials and equipment stores, kept or displayed outside a building shall be screened, with the following exceptions: a. Retail merchandise being displayed in front of structure lawfully used as a place for retail sales. I~etail merchandise otherwise lawfully displayed in the setback area shall be screeneds except from a side facing a public street; b. Naterials and equipment being used for construction on the premises; c. Nerchandise located on service station pump islands; d. Naterials, equipment and merchandise in industrial districts, except that the side adjacent to a public street, residential zone or use shall be screened. The screening required in this section shall be at least five (5) feet tall, but shall not exteud within twenty (20) feet of any street or drive, ay. The screening shall be placed along property lines. In the business or industrial districts, all uses shall provide a landscaped area along all streets and areas separating different uses (business from residential>o This shall be kept clear of all structures, storage and off-street parking. This area shall be at least twenty (20) feet in depth alon§ all streets, measured from the street right-of-way. Except for driveways, the area shall extend along both streets in the case of a corner lot. All structures, required landscaping and any fences shall be maintained so as not to be unsightly to the adjoining areas. 170.017D OFF-STREET PAREINC In the urban area, all off-street parking areas shall be paved with a durable and dustless surface in conformance with city engineering standards. Such area shall be so graded and drained as to dispose of all surface water accumulation satisfactorily. All off-street parking spaces shall have access off driveways and not directly off the public street. A parking space shall not be less than 300 square feet of standing and maneuvering area. When application of these regulations results in a requirement of a fractional spaces any fraction up to and including one-half shall be disregarded. Fractions over 87
