Hick. man inquired if his business is obligated to the sa=e rules as other <br />businesses when his is located on farmland classified as 'Green Acres', <br /> <br />Co=is·ion replied that the property is commercial. <br /> <br />Conaissioner Deemer stated that Nr. Hicknan's sketch shows a parking ·rea in <br />front of the market; the market building is only 6~ fro= the right-of-way line <br />and us parki~ is allowed on right-of-way. <br /> <br />Chairman Peteraon stated that Nr. Rickman must come up with some kind of a <br />parkin~ plan which the City K~gineering and/or Buildi~ Inspector viii sign; a <br />business is required to provide · certain amount of durable, dust free parkin~ <br />area for every square foot of business space. <br /> <br />Pr. l~icionan inquired why he wasn't informed of these requirements beforehand; <br />can*t afford $/~0,000 for blacktop; in favor of better parking facilities but <br />blacktop viii ruin the business ato=osphere. <br /> <br />The Commission replied that it is )ir. Hicknan's responsibility to find these <br />things out, <br /> <br />Commissioner Deemer stated that Nr, Hickman's construction was not approved; <br />a registered site plan vas not provided and the buildin~ permit was therefore <br />invalid. The Cit7 is requesting that the site plan be provided shovin~ <br />building placement, display and parkin~ areas. <br /> <br />~s. ~orris stated that the building permit was approved. <br /> <br />Chairman Peterson stated that the amount of parking area required is determined <br />by the amount of retail space; unless the new buildin~ is closed and used for <br />warehousing only, i~ will be considered retail space. The business is also <br />required to have an off-street loading berth which must also be shown on the <br />site plan. ~r. Hiclo~an's new building is also not up to code with respect to <br />exterior wall finish; site plan should show Nr.
