Reatikka, P.E. <br /> <br />August 29, 1986 <br /> <br />Mr. Kenneth Peterson, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Stanhope River Hills <br /> <br />Dear Mr. Peterson: <br /> <br />We have reviewed the above reference preliminary plat which is located <br />in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of 19 lots located in the Wild Scenic <br />and Recreational River Boundary. The Scenic River Ordinance <br />requires a lot width of 300 feet and a lot size of 4.0 acres for <br />riparian lots and 2.5 acres for non-reparian lots. All of the <br />lots meet the area requirement. However, Lots 2, 3, 6, 8, 9, 12 & <br />13, Block 1 and Lots 1 & 3, Block 2 do not meet the width <br />requirement. <br /> <br />In review of the preliminary plat data required by the City Code, <br />we found the following items were not provided: <br /> <br />a. Depth to the seasonal high ground water table. <br /> <br />b. Soil conditions, properties, and permeability <br /> <br />c. Surface water flooding probability <br /> <br />Location and width of existing streets including type of <br /> surfacing. <br /> <br />e. Soil borings to establish the elevation of the water table. <br /> <br />f.
