Mr. Kenneth Peterson <br />August 29, 1986 <br />Page Two <br /> <br />Soil borings and soil classifications were not submitted as <br />required by Article 170.037B.i. of the City Code to determine the <br />elevation of the water table. However, based on the Anoka County <br />soil survey, the soils consist of Nymore loamy sand and Sartell <br />fine sand and Alluvial soils along the river. Nymore loamy sand <br />and Sartell fine sand are Class I soil suitable for on-site <br />wastewater disposal systems. However, Lots 3, 6 and 16 do not <br />appear to have adequate Class I soils suitable for on-site <br />wastewater disposal systems. We would also recommend soil borings <br />be provided for the plat to determine the water table. <br /> <br />In review of drainage, the grading plan and street plans indicate <br />four drainage outlets to the river. Calculations should be <br />provided to assure that the storm sewers are adequate. In <br />addition, the proposed storm sewers should be reviewed to make <br />sure erosion is not a problem. <br /> <br />Access to the plat is provided by 153rd Avenue N.W., Juniper Ridge <br />Drive and Roanoke Street. Roanoke Street is a Municipal State Aid <br />Road and under current City Policy this street would be <br />constructed with State Aid funds. However, a forty feet wide <br />easement along the west side of the plat should be provided to <br />allow for the future construction of Roanoke Street. <br /> <br />We would not recommend approval of the plat until the DNR concerns in <br />their letter of August 22, 1986 are met and the items in this letter <br />are complied with or variances are granted. <br /> <br />If you have any questions in regard to the preliminary plat, please <br />let us know. <br /> <br />Yours truly, <br /> <br />HAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />Peter R.
