Voting lo: None.

Discussion With Mr. Larry Hickamn RA_~ardin_~ Plants And Th£n~s:

Hr. Hickman was present and referred to the question regarding the setback
distance of his ney accessory structure at Plants and ~hings; at the time, he
did receive approval from City Building Inspector Walter ~ohnson, l~hen the
building footings were bein~ installed, 3 persons from Ramsay stopped by to
measure distances and stated the distances were up to code.

Commissioner Hendriksen stated that he vas one of those persons that stopped by
after construction was completed and his comment vas that in just stepping off
the distance, it seemed close enough to code cons/der/nE the building vas
already built.

Hr. Hickmau stated that at the time footings were being installed, he vas told
by Hr. Wirz that the distances were O.K.

Commissioner Deemer inquired if Hr. Hickman ever provided the building
inspector with a lot survey.

Hr. Hicknan replied that he did provide a lot survey. Hr. Hickman also stated
that professional surveyors measured and they determined that the road is off
by 10'. Hr. Hickman stated that he is in Ramsay to do business and he would
have moved his building 3' to please the city had he been instructed to do so
at the beginnin~ of construction,

Commissioner Deemer stated that Hr. Hickman*s construction did get caught in
the mlddle of a change in bnildin§ inspector staff at the city. Technically)
Hr. Hickman cannot sell his property until this matter is cleared up; it is a
cloud on his title.

Commissioner Ziumernau advised Mr. Hickman that for any future constuction he
hire professionals to be sure buildin~ placement is proper; city building
inspector can require a certificate of survey but it is the property owner's
responsibility to be sure the buildings are properly placed.

Hr, Hickman replied that he was told that he did not need a certificate of
survey and the building use was for warehouse; the building is now being used
for showroom containing duplicates of what is displayed in the main showroom.
Hr. Hickman stated that he would have built in Elk liver had he known he would
have all these problems in Ramsay.

Chairman Peterson inquired if Hr. Hickman's operation has an off-street parking
plan.

Hr, Hiclunan replied that he has 38)000 square feet of parking area,

Chairman Peteraon stated that code requires a parking area that is blacktopped
striped and property designated as parking area.
July 8, 198~

Page ~ of 10
