April 17, 1985 <br /> <br />TO: Mayor and City Councilm~mbers <br /> <br />FROM: City Staff <br /> <br />Request by Northfork Development Company for Preliminary <br />Development Plan Approval for Planned Unit Develol=nent <br /> <br />1. Northfork DeveloI~nent Company is proposing a planned unit <br />development for the General Mills property which contains <br />approximately 1250 acres. The master plan of the proposed P.U.D. <br />oonsists of 251 single family home lots and approximately 500 <br />acres of open space and two oommercial lots. The first phase of <br />the P.U.D. oonsists of the develot~nent of 50 single family home <br />lots. <br /> <br />2. The ooncept of the master plan of the P.U.D. is consistent <br />with the City's Comprehensive Plan; however, the density of the <br />entire P.U.D. is higher (1 residential unit per 5 acres) than <br />that in the Comprehensive Plan (1 residential unit per 10 acres). <br /> <br />3. The density of the first phase (1 residential unit per 25 <br />acres) presently under consideration is consistent with the <br />City's Comprehensive Plan. <br /> <br />4. Develotment of the first phase will oover approximately 150 <br />acres. <br /> <br />5. The average lot size in the P.U.D. is 2.5 acres. <br /> <br />6. The first phase of the P.U.D. meets all the general <br />requir~ents regarding ownership, size, density, permitted uses, <br />etc. as outlined in Section 170.014G of the City Code. <br /> <br />7. City Staff recommended that the applicant consider aligning <br />153rd Avenue N.W. so that the property line runs along the center <br />line of the roadway, if possible. <br /> <br />8. The applicant understands that the access from Highway 10 <br />requires approval from the Minnesota Department of Transportation <br />and Burlington Northern and any City approval of the proposed <br />P.U.D. is oontingent on MnDOT and Burlington Northern approval of <br />this access. <br /> <br /> <br />
