<br />property to which the ar~endr~ent relates. For the purpose of
<br />givir, g mailed notice, the zoning officer may use any appropriate
<br />records to determine the nantes and addresses of owners. A copy
<br />of the r,_-,tice and a list of the owners and addressed to which the
<br />notice was sent shall be attested to by the zoning officer and
<br />shall be made a part of the records of the proceedings. The
<br />failure to give ~ailed notice to individual property owners, or
<br />defects ir, the r, ot ice, shall r, ot invalidate the proceedings,
<br />provided a bona fide atte~,~pt to cut, ply with this section has been
<br />~ade.

<br />If, after any public hearing upon an amendment, the proposed
<br />amendment is revised or further revised to include land
<br />previously not affected by it, the City Council shall hold
<br />another public hearir, g, pursuant to public ~otice, before
<br />proceeding to vote on the a~end~nent.
<br />
<br />The C~ty Cour, cilPlanninq Com~ission shall act upon the request
<br />within 45 days after the last public hearing was held.
<br />
<br />A four-fifths (4/5) affirn~ative vote of the City Council shall be
<br />required fnr passage of any arc, endowment to this ordinar, ce.

<br />Cond i t i ona 1 Uses
<br />
<br />The purpnse of this section is to provide the City of
<br />Ra~nsey with a reasonable degree of discretion in deter~ining the
<br />suitability of certain designated uses upon the general welfare,
<br />public health, and safety. A conditional use is a use which
<br />because of certain characteristics cannot be properly classified
<br />as a per~,~itted use in the zoning district within which it is
<br />propc, sed. Conditional use peri, its are designed to ~eet the
<br />problen~ which arises where certain uses, although generally
<br />ccm~patible with the basic use classification of a particular
<br />zone, should not be permitted to be located as a ~atter of right
<br />in every area included within the zone because of hazards
<br />inherent in the use itself or special proble~s which its proposed
<br />location r~ay represent.

<br />Applications for conditional uses shall be filed with the zoning
<br />officer and shall be accon~panied by:
<br /> a. An application fee ir~ an amount equal to that set by
<br /> resolution of the City Council;
<br /> b. Ten ec. pie~ o~ a site plan and supporting data which
<br /> shows the size, location, and topography of the site,
<br /> the use of adjacent land, the proposed site, bulk, use,
<br /> and location of buildings, tie location and proposed
<br /> function of all yards, open spaces, parking areas,
<br /> loading (where required), storage areas, screening,
<br /> fencing, signs, accessory structures, the location of
<br /> all utilities, and the ti~,~ing of construction propnsed.
