rov]de the Oo~miss]on with options of direction to take in regards to the <br />ensity issue in this case and all future development with respect to the <br />O~mprehens]ve Plan. <br /> <br />fbmm]ss]oner Zi~merman referred to plans to extend 153rd as an access point in <br />the development and requested oor~ents from A1 Pearson. <br /> <br />Mr. Pearson stated he is ooncerned with who will pick up the oost of extending <br />153rd? <br /> <br />Discussion ensued regarding the need for access on the eastern side of the <br />development to provide for better e~ergency and public vehicle access to the <br />area. <br /> <br />[km~issioner Zi~erman inquired about parks planned in the area; public, <br />private or none. <br /> <br />Mr. Gait stated that 560 acres has been set aside for open space and is <br />designated private at this time. <br /> <br />City Engineer Raatikka stated that in 1981 or 1982 an aerial topo of the area <br />was taken as part of an airport study at that time; some of the slopes are up <br />to 40% and this might present problems with some of the lots. ~he City is <br />currently working on an Environmental Ordinance which proposes to restrict <br />develolm~ent of slopes over 18%. <br /> <br />[km~issioner De~mer stated that there is a granite mont~em on the property <br />that should not be disturbed. <br /> <br />Discussion ensued regarding the fact that during the EAW process, the <br />Historical Society will be reviewing the area and making recommendations on <br />preservation of anything with historical value. <br /> <br />~he Commission thanked Mr. Gait for the excellent presentation. <br /> <br />Mr. Gait stated that it does appear that this Planning fkmmtission thinks <br />favorably of this ooncept on it's present set of substances and that this <br />Oommission thinks favorably towards ~mending the density set down in the <br />[k)mprehensive Plan. <br /> <br />Commission agreed with Mr. Gair's previous stat~ent. <br /> <br />Chairman Peterson stated that the Planning Commission has a workshop scheduled <br />for January 23 to review alternatives available in dealing with the density <br />problem and to take steps to proceed to amend the Comprehensive Plan so that <br />it will meet the needs of the landowners. <br /> <br />Case ~3: Request For Preliminary Plat A~Droval: ~a~e Of River's Bend <br /> <br />Mr. Rick Foster was present and stated that the subject parcel consists of 5 <br />acres south of the proposed Rt~n River Bridge Crossing and east of t~wy. 47. <br /> <br />Go~nission proceeded to review City Engineer Raatikka's letter dated January <br /> <br />Page 5 of 8 <br /> <br /> <br />
