Co~mission and they forwarded a favorable reocm~er~tion to fbuncil. <br /> <br />Chairman Peterson arrived at this time. <br /> <br />Mr. Gait stated that the other 200 lots p~oposed for develo[ment in the first <br />proposal are not even being oonsidered in the proposal at this time; the <br />remaining property will be outlots. <br /> <br />Mr. Gait added that the Park C0m]nission approved the proposal with the <br />understanding that in the first phase of develolmnent, cash would be p~id in <br />lieu of land dedication with maybe one exception -- where Trott Brook comes <br />close to being coincidental wi~h Northfork's north lime boundary. Also, in <br />future develol~nent, if the developer can shc~ amenities being provided for <br />public use, the developer would request exemption fr<~ cash dedication. <br /> <br />George Orning, Vice President for Marketing, Sherburne Homes, stated the homes <br />built in the development are targeted for the $90,000 to $130,000 income level; <br />will be energy efficient; not extremely large but effectively designed. <br /> <br />Mr. Gair stated that the develounent will include association doc~nents and <br />restrictive covenance. <br /> <br />Oon~issioner Deemer stated that the developer should be able to choose a name <br />of choice for the develounent's through street and cul-de-sacs off that through <br />street. Streets in the develolm~_nt intended to connect to other Ramsey streets <br />outside the develounent should be named accordingly. <br /> <br />Motion by Commissioner De~ner and seconded by Co~sioner Zin~nerman to <br />reco~ne~ approval of proposed Findings of Fact 00 for West Oaks P.U.D.; case <br />of Northfork, Inc. (Please refer to findings of fact file for Findings of Fact <br />O0 ). <br /> <br />Motion carried. Voting Yes: Chairman Peterson, Commissioners Deemer, <br />Z~rman, Hendriksen and Johnson. Voting No: None. Absent: C~ssioners <br />Kennen and LaDue. <br /> <br />Motion by Om~nissioner Deemer to adopt Resolution {85-2 reco~m%ending that City <br />Council approve the West Oaks Planned Unit Develotment contingent upon <br />Northfork, Inc. and the City entering into a develolm~nt agre~m~_nt, that the <br />West Oaks site is rezoned P.U.D., and that there be a marketable title for the <br />property known as West Oaks P.U.D. Further, to rec~ that City Council <br />grant variances to Northfork Inc. for the length of the dead end street, street <br />names and street suffixes. <br /> <br />Further Discussion: Con~nissioner He~ik~ expressed concern with a blanket <br />variance to street names and suffixes; the street names and suffixes should be <br />subject to Council or Planning and Zoning review in order to insure that a <br />confusing situation is not created for ~nergency vehicles att~npting to locate <br />these streets and addresses. <br /> <br />Com~nissioner Deemer amended his motion to include that the sel~ion of street <br />names and suffixes is subject to 911 headquarters approval. <br /> <br />June 4, 1985 <br /> <br />Page 3 of 6 <br /> <br /> <br />
