· .[ltll~ DIS'IRI~ <br /> <br />District and development area boundaries shown within the lines <br />of roads, streams, and transportation rights-of-way shall be <br />deemed to follow the centerlines. The vacation of roads shall <br />not affect the location of such district or development area <br />boundaries. When the zoning officer cannot definitely determine <br />the location of a district or development area boundary by such <br />centerlines, by the scale or dimensions stated on the zoning map, <br />or by the fact that it clearly coincides with a property line, he <br />shall refuse action, and the Board of Adjustment, upon appeal, <br />shall interImet the location of the district or develol~ent area <br />boundary with reference to the scale of the zoning map and the <br />purposes set forth in all relevant provisions of this ordinance. <br />When a district or development area boundary line divides a lot <br />of record into two or more districts or into both development <br />areas, any portion of the lot within fifty feet of such division <br />may be used for any use of either district or develola~ent area as <br />approved by the Board of Adjus~ent. <br /> <br />In addition to being divided into zoning districts, the City is <br />also divided into two develoI~ent areas shown by the boundaries <br />on the Zoning Map. ~ese development areas are: <br /> a. 1990 Urban Area: This area includes that portion <br /> of the City which may receive municipal utilities <br /> before 1990. <br /> b. Rural Service Area: This area includes that portion <br /> of the City which will not be considered for municipal <br /> utilities ~til after 1990. <br /> <br />For the purpose of this chapter, the City of Ramsey is divided <br />in the following zoning districts. <br /> <br />R-1R Residential: The intent of this district is to ac- <br /> commodate single family dwelling units in the Rural <br /> <br />R-1U Residential: The intent of this district is to ac- <br /> commodate single family dwelling units in the Urban <br /> <br />D-1 <br /> <br /> <br />
