10. That the Applicant presented the proposed final plan to the <br />City Gouncil on June 11, 1985. <br /> <br />11. That the proposed site of the Applicant's request presently <br />contains R-1 Rural Residential and RB-la Rural Business zoning. <br /> <br />12. That the proposed site consists of approximately 1250 acres. <br /> <br />13. That the surrounding property is either residential or <br />vacant. <br /> <br />14. That the Applicant is requesting approval of 42 single family <br />h~ne lots with an average lot size of 2.5 acres and the remainder <br />of the site to be platted as outlots. <br /> <br />15. That the proposed West Oaks P.U.D. is consistent with the <br />City' s Comprehensive Plan. <br /> <br />16. That the proposed West Oaks P.U.D. is designed to form a <br />desireable and ~ified develolm~nt within its own boundaries. <br /> <br />17. That the proposed West Oaks P.U.D. will not be detrimental to <br />present and future land uses in the surrounding area. <br /> <br />18. That any exceptions to the standard requirements of the <br />zoning and subdivision ordinances are justified by the design of <br />the proposed development. <br /> <br />19. That the proposed West Oaks P.U.D. will not create an excessive <br />burden on parks, schools, streets and other public facilities and <br />utilities which serve, or are proposed to serve it. <br /> <br />20. That the proposed West Oaks P.U.D. will not have an undue and <br />adverse impact on the reasonable enjoyment of the neighboring <br />property. <br /> <br />-2- <br /> <br /> <br />
