Impact gradient maps will be prepared for each of the land <br />use categories listed in !. it is assumed in this methodology that relative <br />land values will be proportional to the index numbers developed Jn the <br />procedure. <br /> <br />The determination of the impact of potential water pollution problems <br />and any subsequent need for accelerated utility installation shall be <br />established from existing engineering studies. <br /> <br />METRO AREA-WIDE COMPARISONS <br /> <br />Relative Market Value of Typical Homes <br />I. Typical homes in Ramsey will be compared with similar homes in: <br /> <br /> a. Spring Lake Park <br /> b. Apple Valley <br /> c. Champlin <br /> d. Plymouth <br /> <br />Using assessor's records, homes in Ramsey will be identified which are <br />valued at $67,000, $80,000, and $100,000. A three example sample of <br />these homes will be visited to determine common attributes in terms of: <br /> <br />a. Age <br />b. Square footage <br />c. Lot size <br />d. Architectural style <br />e. Visible condition <br />f. Neighborhood <br /> <br />A sample of homes meeting the attributes of each of the Ramsey <br />valuation categories will be identified in each of the communities listed <br />above. Three homes in each of the valuation categories shall be <br />identified. Assessor's records shall then be investigated to determine <br />market value. Market values ascertained from assessor's records shall <br />then be averaged in each community to arrive at an indication of the <br />market value in comparison to the Ramsey home. <br /> <br />Market Value of Residential Lands <br /> <br />I. Using a procedure as given in "A" above, the market values of platted <br /> and unplatted residential lands, with and without utilities, shall be <br /> determined for each of the cities listed in "A", obove. Similar land shall <br /> be identified for Ramsey and compared for parcels of various sizes. <br /> <br /> <br />
