Using assessor's records, the market value of the <br /> commercial/industrial structures will be determined in Ramsey: <br /> <br />ae <br /> <br />Jimmy E~'s American Cafe <br />LeTourneau's Super Valu <br />Mate Punch and Die <br />Altron <br />l~oenig Insulation <br /> <br />following <br /> <br />Structures similar to those listed above shall be identified in each of the <br />communities listed in "A". Using assessor's records, these structures will <br />be evaluated and averaged as an indication of market values of the <br />Ramsey structures if they were located in the communities listed in "A". <br /> <br />D. Market Value of PlattedJUnplatted - Commercial/Industrial Land <br /> <br />Using a procedure similar to that given above~ plattedJunplatted - <br />commercial/industrial land in the cities listed in "A" will be compared <br />with similar properties in Ramsey. Two categories of property will be <br />compared, those with utilities and those without utilities. <br /> <br />Note: All market value comparisons will indicate the type of roadway (county, <br />state, MSA or local), type of servicing, and utilities (sanitary sewer/on-site septic <br />system, city water/private well, storm sewer/local ponding). <br /> <br />Aerial Photography_ <br />I. Aerial photos will be taken of each of the above referenced properties. <br /> The purpose of the aerial photography is to provide a means to <br /> accurately study the geographic Iocational characteristics of each <br /> property in relation to similar properties. Aerial photos also provide a <br /> visual interpretation of a properties proximity to area factors which <br /> affect its value. They are also a significant aid in communicating the <br /> results of a study in group presentations. <br /> <br />THE REPORT PRODUCT <br /> <br />The report product will be prepared in 100 copies and shall contain narrative detail~ <br />maps, graphs, charts and aerial photographs as necessary to be clear~ concise and self- <br />explanatory. It shall cover all items listed in Parts I and II of the request for proposal. <br />Specifically, it shall contain graphic comparisons of property values as a function of <br />distance from the landfill and market values of similar properties located in the cities as <br />indicated in II, A. <br /> <br /> <br />
